  • Contact your mortgage lender and ask them to explain their process and timings. Lenders will take you through your budget looking closely at your income and outgoings to make sure you can afford it. Outgoings include your other debt repayments, household bills and living costs. They will also stress test your mortgage increase to make sure you could cope if interest rates rise or your circumstances change. Lenders will only recommend a product if it is suitable for you. Ask whether you have to borrow over the full term of the mortgage, or if you can borrow over a shorter term. Ask for the final cost.

A credit score of 680 or higher will most likely qualify you for a loan as long as you also meet equity requirements. But a credit score of at least 700 is preferred by most lenders. In some cases, homeowners with credit scores of 621 to 679 may also be approved.

    Some lenders also extend loans to those with scores below 620, but these lenders may require the borrower to have more equity in their home and carry less debt relative to their income. Bad-credit home equity loans and HELOCs will have high interest rates and lower loan amounts, and they may have shorter terms.

    Before applying for a home equity product, take steps to improve your credit score. This could involve making timely payments on loans or credit cards, paying off as much debt as possible or avoiding new credit card applications.

    You can calculate your home equity by subtracting your mortgage amount from your total home value. For example, on a home thats worth $500,000 with a $300,000 mortgage, there is $200,000 of total equity. But a lender typically wont let you borrow more than 80% of your equity, meaning in this example, you might be limited to taking out $100,000.

    Should You Borrow Extra On Your Mortgage For Furniture

    If youre unsure if you should borrow extra money on your mortgage to finance the cost of furniture, it can be helpful to crunch the numbers to see if this is a financial move you can afford to make. If you add these costs to your mortgage, your monthly mortgage payments will go up and affect your monthly payments.

    Its important to remember that there are other costs that come with homeownership aside from mortgage payments, such as utilities, maintenance, property tax, and homeowners insurance. Make sure you can afford all of the necessities before you increase your mortgage amount.

    The additional cost of adding furniture to the mortgage may be offset by the increase in value from investing in antique furniture or collectibles, and this equity could also potentially be used as collateral.

    Do I Have Enough Equity In My Home

    If youre buying a home for £100,000, a bank doesnt want to lend you the full amount. Thats because it wants to have a safety cushion if it lends you £80,000 and things go wrong, it has a £20,000 safety cushion, meaning that it can feel reasonably confident of making a full recovery.

    The bigger the safety cushion, the lower the loan-to-value ratio this is calculated as the value of the loan divided by the value of your home.

    In the example above, youd divide £80,000 by £100,000 and get 80%, which is a pretty good LTV. If you borrow more, youll increase your LTV, and youll be a less attractive borrower most banks wont approve a loan with an LTV above 90%.

    If you have a high loan to value ratio, you wont be able to borrow more in order to change that.

    One other thing on LTVs: as LTVs rise, so do mortgage rates. So if you increase your borrowing from 40% LTV to 90% LTV, you can expect the rate payable on your whole mortgage to increase.

    Refinance To A Shorter Loan

    If you can afford to make higher monthly mortgage payments, consider refinancing to a shorter-term loan. For example, if you currently have a 30-year mortgage, think about switching to a 15-year mortgage so you can pay off your mortgage sooner and build home equity at the same time.

    However, keep in mind that refinancing your mortgage to a shorter term will increase your monthly payments, so make sure you can afford to cover the added cost. Refinancing also comes with closing costs just like a regular mortgage. Some lenders offer no-cost refinancing, which means closing fees are wrapped into your mortgage loan.

    • How this affects equity in your house: When you refinance to a mortgage loan with a shorter term, youll pay less interest overall and with your monthly payments. That means more of each monthly payment goes toward paying down your mortgage principal, which increases your equity.

    You typically cant borrow the full value of your home equity. For example, if you have $100,000 in home equity, you will probably be able to borrow only a portion of this amount.     Borrow From Retirement Funds

    Another great way to get some cash for your down payment is by borrowing from retirement funds. Your first thought now might be about the penalties you will have to deal with for withdrawing before the retirement age, but youll be surprised. If you are about to buy your first house, then certain qualifications may allow you to take out about $10,000 from your Roth IRA on a one-time basis, which is very helpful. There will be taxes to pay, but no penalties, thankfully.

    A 401 plan might also allow you to borrow up to $50,000 of cash. It all comes down to how much you have available, but you will have to pay it back until a certain time. You need to talk to your retirement plan administrator and employer to find out what would happen if you leave the job during the repayment period.     What Interest Will I Pay

    Unlike a regular mortgage, you dont make any monthly repayments with a lifetime mortgage, and the interest builds up on your loan each year. Interest is charged on the total borrowing and any interest previously added, which quickly increases the amount you owe . We add the compound interest to your balance once a year.

    So, say you took out a lump sum lifetime mortgage of £30,000 at 4.16% interest. At the end of the first year, the total interest would be £1,248. This would make your outstanding balance £31,248. At the end of the second year, wed charge 4.16% interest, but wed calculate it on the closing balance of the previous year, which was £31,248. This would make the interest £1,300. Wed add that to last years balance, so youd now have an outstanding balance of £32,548.

    The loan and interest are repaid in full, usually from the sale of your home, when you pass away or go into long-term care.

    The interest rate and the amount that you can borrow will be based on your individual circumstances including your age, health and the current value of your property.

    Amount You Can Borrow

    If your request is approved, youll usually see a limit on how much you can borrow, which means you may need a mortgage qualification calculator to figure how much youll get. Youll probably only be able to borrow up to 80 to 85 percent of your propertys value minus what you still owe on the mortgage. If you have an extremely low debt-to-income ratio, you may be able to borrow as much as 89 percent.

    When youre trying to take a loan against your mortgage, borrow limits are calculated based on something called loan-to-value equity. A home that appraises for $300,000 with a $200,000 mortgage balance has $100,000 in equity. But you must retain a minimum percentage of equity in the home when you take out a loan, which limits the amount you can borrow of that $100,000 significantly.
