Every loan type has a different minimum credit score to qualify, but just because you beat that minimum doesnt mean a lender will give you a mortgage. Conventional loans backed by Fannie Mae and Freddie Mac, government entities that buy mortgages on the secondary market, require a minimum score of 620. FHA loans require a minimum of 500, with at least 580 needed if you want to put down the lowest down payment of 3.5%. VA loans and USDA loans dont have minimum requirements.

To actually get a loan, you probably want a credit score well above the minimum. Having a score of 700 or higher not only increases your chances of getting approved for a loan, it likely will help bring down your interest rate. If your score is in the 500s or 600s, you may have fewer options, and they could be more expensive in the long run.

    As we near the end of the year, mortgage interest rates continue to rock bottom yet again.

    Rates for a 30-year, fixed-rate loan closed out the week of December 17 at 2.67%, four basis points lower than the previous low of 2.71% seen for the past two weeks, as the Freddie Mac weekly survey indicates. This is a slightly steeper decline than we have been seeing most weeks when the rates would only take one or two basis points off to reach their new low.

    The same trend appeared with the 15-year loans, dropping to 2.21%, down from 2.26% the week before.

    At the beginning of the pandemic, when rates started seeing their first wave of record lows, many industry pundits were saying they would never dip below 3%. That was proven wrong in mid-July when they settled at 2.98% for a 30-year loan and 2.58% for a 15-year loan.

    Now the question becomes will rates dip under the 2% threshold. It is looking very possible for 15-year loans to reach that territory, and for 30-year loans, it isnt out of the question.

    As expected, demand is keeping pace with the low rates. According to the Mortgage Bankers Association weekly report, purchase applications are up 2% compared to a week ago, but 26% compared to one year before. Refinance applications are still the dominant driver of activity, nudging up by 1% over the past week but a whopping 105% compared to last year.

    In July, the average 30-year fixed-rate mortgage fell below 3% for the first time in history. While many Americans have rushed to take advantage of declining mortgage rates, others question the hype. Are todays rates truly a bargain?

    While average mortgage rates have drifted between 4% and 5% in recent years, they havent always been so low. Freddie Mac began tracking 30-year mortgage rates in 1971. At that time, the national average was 7.31%. As the rate of inflation started to rise in the mid-1970s, mortgage rates surged. Its hard to imagine now, but the average U.S. mortgage rate reached a high of 18.63% in 1981.

    Fortunately for home buyers, inflation normalized by October 1982, which sent mortgage rates on a downward trajectory that would bring them as low as 3.31% in 2012. Since 2012, 30-year fixed rates have risen modestly, with the daily average climbing as high as 4.94% in 2018.

    So whats causing todays rates to sink to unprecedented lows? Economic uncertainty.

    Mortgage rates generally follow bond yields, because the majority of U.S. mortgages are packaged together and sold as bonds. As the coronavirus pandemic continues to dampen the economy and inject volatility into the stock market, a growing number of investors are shifting their money into low-risk bonds. Increased demand has driven bond yields and mortgage rates down.

    How Do You Qualify For The Best Mortgage Rates

    Getting the best mortgage rates requires five main things:

  • A Good Credit Score: You will generally need a 680 to 720 FICO score or above. Your co-borrowers, if any, will also need good credit. Like anything else, there are exceptions to this. But the more exceptions you require, the lower your chances of getting the best rate.
  • Clean Credit: Lenders want to see few, or no derogatory items on your credit report. One missed payment in three years might be okay five missed payments are not, especially if they went to collections.
  • Provable Income: A lender will usually ask you to prove your full income with tax documents and/or employer pay stubs. You need a two-year history of any bonus income, commissions or part-time income.
  • Reasonable Debt Ratios: If your monthly housing and payment obligations are more than 44% of your gross monthly income, youll seldom get the best rates. Moreover, your monthly housing costs cannot be more than 39% of your gross monthly income. That 39% limit requires a 680+ credit score, by the way. Otherwise, its 35%. Remember this as well. To qualify for the lowest mortgage rates, youll have to pass the federal governments mortgage stress test. All that means is that the lender will calculate your debt ratios using an inflated interest rate. If the lender is offering you a 3.25% rate, for example, it might stress test you to see if you can afford payments at a 5.25% rate.
