What Is A Mortgage Ratehold
Rateholds allow you to lock in Albertaâs current mortgage rates for a certain number of days, to benefit from low rates. For example, a 90-day ratehold would allow you to lock in your current mortgage rate offer for 90 days before your mortgage renewal date or mortgage closing date.
If rates fall, your lender will typically honour the lower rate. Keep in mind that for variable-rate mortgages, you wonât be locking in the rate itself, but the rateâs relation to prime.

Comparing Mortgage Amortization Periods
When comparing 20-year and 30-year amortizations to the 25-year amortization at a 2% mortgage rate:
- A 20-year amortization increases your monthly mortgage payment by $412/month, but reduces your total interest cost by $28,116
- A 30-year amortization reduces your monthly mortgage payment by $269/month, but increases your total interest cost by $30,139
If you can handle higher monthly mortgage payments, a shorter amortization period can save you thousands of dollars. Many banks and mortgage lenders also allow you to shorten your amortization period by making additional mortgage prepayments, such as through lump-sum principal prepayments, doubling your regular payment amount, and increasing your payment schedule.
What A Rise In Interest Rates Would Mean For You
More expensive borrowing
Mortgages will become more expensive when rates rise.

If you are on a fixed deal, you wont be affected by higher interest rates until your deal expires.
If you are about to buy a home or remortgage, it might a good idea to opt for a fixed rate deal to lock in a lower rate for the next few years. If you are shopping for a mortgage, check out our comparison tool.
Better savings rates

Interest Rates And Discrimination
Despite laws, such as the Equal Credit Opportunity Act , that prohibit discriminatory lending practices, systemic racism prevails in the U.S. Homebuyers in predominantly Black communities are offered mortgages with higher rates than homebuyers in white communities, according to a Realtor.com report published in July 2020. Its analysis of 2018 and 2019 mortgage data found that the higher rates added almost $10,000 of interest over the life of a typical 30-year fixed-rate loan.
In July 2020, the Consumer Financial Protection Bureau , which enforces the ECOA, issued a Request for Information seeking public comments to identify opportunities for improving what ECOA does to ensure nondiscriminatory access to credit. Clear standards help protect African Americans and other minorities, but the CFPB must back them up with action to make sure lenders and others follow the law, stated Kathleen L. Kraninger, director of the agency.
Figure Out What Loan Works Best For You
Mortgage loans typically come in two forms:
- Conventional loans are not insured or guaranteed by a government agency.
- Government-insured loans are backed by a government agency such as the Federal Housing Administration or Veterans Administration .
Generally, people with lower credit and smaller down payments can qualify for an FHA loan, but they tend to be more expensive than conventional loans. Your loan officer can help determine what type of loan you qualify for and whats best for your situation.
Rates also typically come in two types:
- Fixed-rate loans lock in your interest rate for the entire loan term, which often range from 10 to 30 years.
- Adjustable-rate loans typically have a fixed interest rate for five, seven or 10 years and then adjust annually after that .
Although you may qualify for a low adjustable rate theyre typically lower than fixed rates by about 1 percentage point it may increase over time.
The most popular type of adjustable-rate mortgage is the 5/1, where your rate is fixed for five years and then adjusts every year after that. But if you know youll be in the home more than five years, it may make more sense to get the fixed rate, which starts a bit higher than the ARM but wont increase.

What Are The Different Types Of Mortgages
Mortgages come with all sorts of different interest rates and terms. These influence not only how long it will take to pay off your loan, but also how much your monthly payments will be.
These are some of the most common types of mortgages home buyers use:
A fixed-rate mortgage has a set interest rate for the life of the loan. With this type of loan, your mortgage rate will never change. While your overall monthly payments could still fluctuate based on property taxes or other factors changing over the course of your mortgage, a fixed rate locks in how much youll pay in interest over the course of your loan. And if interest rates drop to below your current rate, you can refinance to a lower rate.
Two of the more popular mortgage terms for fixed-rate loans are 15- and 30-year mortgages.
An ARM is usually a 30-year term loan with an interest rate that changes over time, in line with market averages. When the interest rate changes depends on the loan. Common ARM terms are 5/1, 7/1, and 10/1. The first number designates the first year your interest rate will change, and the second number is how frequently the interest rate resets after the first time. So a 5/1 ARM adjusts the rate after 5 years, and then annually after that. Most ARMs reset annually after the initial adjustment.

What Are The Different Types Of Mortgages Available In Canada
In Canada, there are a number of different ways to structure a mortgage.
Mortgages can vary depending on the term length, rate type and whether the mortgage is open or closed. Regardless of whether you have a fixed-closed, fixed-open, variable-closed or variable-open mortgage, term lengths can range from anywhere between one year and 10 years. The most common term length in Canada is five years.
Fixed-closed mortgage: A fixed-closed mortgage is a mortgage contract where the rate is fixed and the homeowners are not allowed to pay off their mortgage loan early without incurring a penalty.
Fixed-open mortgage: A fixed-open mortgage is a contract where the rate is fixed, but the homeowners are allowed to pay off their mortgage early without incurring a fee.
Variable-closed mortgage: A variable closed mortgage refers to a mortgage contract where the homeowners have a variable mortgage rate but cant pay off their mortgage early without incurring a prepayment penalty. This type of mortgage rate fluctuates with market conditions.
Variable-open mortgage: Lastly, a variable open mortgage allows homeowners to pay off their mortgage early without incurring a prepayment penalty. However, their rates will fluctuate with market conditions.

Mortgage Life Insurance Premiums
|National Bank Life Insurance Company||$150,000|
Similar to mortgage life insurance, your cost of critical illness insurance is based on the insured mortgage balance. For example, if your premium rate is $0.45 per $1,000 of mortgage balance, and your mortgage balance is $500,000, then your cost of disability insurance will be $225.00 per month.
If your maximum coverage amount is less than your mortgage balance, then your mortgage balance is only partially covered. Once your mortgage balance falls below the maximum coverage amount, then your mortgage balance will begin to be fully covered.
For example, National Banks critical illness insurance has a maximum coverage of $150,000. If you have a mortgage balance of $500,000, your insured amount is $150,000. You are only charged insurance premiums on the insured amount of $150,000, not your full mortgage balance of $500,000. Your insured amount will decrease as your mortgage balance decreases.
Insurance benefits and payouts are not taxable. This means that if you are eligible for a critical illness claim and your insured amount was $150,000, then a maximum of $150,000 will go towards paying down your mortgage balance.

Save For A Down Payment
When taking out a mortgage, youll pay a certain percentage of the homes value upfront. This is called a down payment.
While you may be approved for a mortgage with a down payment of less than 20 percent , a down payment of less than 20 percent is typically considered more risky to lenders.
On the other hand, a down payment of 20 percent or more could help improve your mortgage rate by an eighth of a percentage point to as much as half a percent, says Milauskas. It can also help you avoid having to pay for private mortgage insurance , which protects the lender if you stop making your mortgage payments. Borrowers are typically required to pay for PMI when they get a loan with a down payment thats less than 20 percent.
It can be hard to save for a 20 percent down payment, especially if youre trying to pay down debt at the same time. After all, a 20 percent down payment on a $250,000 house is $50,000 not an amount everyone can easily set aside. Consider starting a side hustle to help you save.
In any case, Morse cautions that you should carefully consider your overall financial situation before shelling out a large down payment. Lenders generally require that you have at least two months worth of cash reserves in your savings account.

How Do I Get The Best Mortgage Interest Rate
The right deal for you will depend on your circumstances and what you want from a mortgage. In most cases you’ll need to meet certain conditions to qualify for the most competitive rates on offer.
Follow these steps to increase your chances of getting a great deal:
- Have a good credit record. Lenders are very thorough in checking your credit history when assessing your application – they want to know that you are good at repaying debt, so the better your credit score, the better your chances of being approved. Find out more in our guide to how to improve your credit score.
- Build a bigger deposit. The best rates are reserved for people borrowing at a lower loan to value ratio – i.e. borrowing a relatively small percentage of the property price. You can achieve this by saving a bigger deposit, or, if you already own a property, increasing your equity by paying down your mortgage each month.
- Shop around. There are dozens of different mortgage lenders, from the big, high-street names you are familiar with to challenger brands that are exclusively online. Each will have a range of different products on offer, and it pays to take time working out the most suitable deal for you.
- Use an independent, whole-of-market mortgage broker. Not only are mortgage brokers familiar with the different products on offer and able to advise on the lenders most likely to accept you, but they have access to mortgage deals which you can’t get by applying directly.
