Can I Switch My Mortgage To Another Bank
You can switch your mortgage providing you meet certain criteria. Each bank has its own set of criteria, and if your financial circumstances have changed for the worse since you qualified for your initial mortgage, you may have problems switching. In general you must consider factors such as:
- The outstanding balance on your mortgage: The average minimum mortgage accepted by Irish banks for someone switching is around 30,000 to 40,000.
- Whether you have a fixed-rate contract with your current lender: You may be charged penalty fees for switching out of a fixed-rate contract early.
- Your credit rating: You must still have a good credit rating. A credit check will be carried out by the lender youre trying to switch to and if youve taken out loans or used credit cards and had difficulties repaying these, you may have problems switching.
- How much equity is in your house: You wont be able to switch if you are in negative equity and most lenders will want you to have at least 20% equity in your home.
- The term remaining on your mortgage: You may not be able to switch if you only have a few years remaining on your mortgage.
Factor: Your Property Type
Youll generally get better mortgage rates if you live in the property being financed. Non-owner-occupied properties, for example, tend to have higher rates due to the added risk to the lender. Thats especially true if theyre rented out.
As well, properties that are less liquid rarely qualify for the lowest rates due to potential resale risk if a customer defaults.
Whats The Difference Between Fixed And Variable Rates
Fixed-rate mortgages rates are set for the whole term of your mortgage. This is great if you want steady, predictable payments. Variable rates, on the other hand, can fluctuate over your mortgage term, so your monthly payments can also vary. While variable rates are normally lower than fixed rates, there is a risk that rates may rise.
In BC, fixed-rate mortgages are more popular than variable rates, with more than 65% of mortgages in the province using them .

What To Provide To Your Lender Or Mortgage Broker
Before preapproving you, a lender or mortgage broker will look at:
- your assets
- your income
Youll need to provide the following:
- proof you can pay for the down payment and closing costs
- information about your other assets, such as a car, cottage or boat
- information about your debts or financial obligations
For proof of employment, you may have to provide:
- a proof of your current salary or hourly pay rate (for example, a recent pay stub
- your position and length of time with the employer
- notices of assessment from the Canada Revenue Agency for the past 2 years, if youre self-employed
Your lender or mortgage broker may ask you to provide recent financial statements from bank accounts or investments. This will help them determine if you have the down payment.
Your debts or financial obligations may include your monthly payments for:
Different Types Of Mortgages
We outline the common types below but you can find out more on the pros and cons of different types of mortgages here.
Fixed rate mortgages
- This is where borrowers are locked in to paying the same interest rate for a number of years
- Your monthly repayments will stay the same during that deal
- Most homeowners will choose to fix the interest rate for two to five years
Find out more: Should I get a 40-year fixed-rate mortgage?
- The interest rate on this type of mortgage moves in line with the Bank of Englands official interest rate, which means the repayments on your mortgage could fluctuate
- For example, if your mortgage has a rate of 2.25%, and the Bank of England rate increases by 0.25%, the rate you pay jumps to 2.5%
- You can usually get a tracker mortgage that runs for two to five years, but you can find lifetime tracker mortgages that move in line with the Bank of England rate for the entire mortgage term
Standard variable rate
- Once your fixed term has expired, you will usually roll onto your lenders standard variable rate unless you move onto another mortgage deal
- An SVR mortgage isnt typically one that you will sign up to from the outset, but is one that you move onto automatically if you dont remortgage
- Each lender will have its own SVR and they are usually far more expensive than fixed or tracker deals
- Monthly repayments will also fluctuate

Types Of Mortgage Lenders
Whether youre a first-time homebuyer or a homeowner looking to refinance, your goal is probably to find thebest rate and lowest fees on your new loan.
To find a great deal, you have toshop around with a few different lenders and compare offers.
You also have to choose the type ofmortgage company you want to work with. There are two main options.
- Direct lenders Financialinstitutions that originate, process, and fund the loans themselves. In otherwords, the company you work with is the one lending the money. Direct lendersinclude big banks , credit unions, and mortgage companiesthat specialize in home loans
- Mortgagebrokers A broker is a middleman that helps match you with the bestlender for your needs. Brokers work with multiple wholesale mortgagecompanies, so they can act as a single point person to help you comparemultiple loan options
Does it matter whether you choosea mortgage broker or a bank? It might, depending on your needs.
For example, you may be able to save time and money with a bank if your loanfile is straightforward. But banks dont have to disclose what they make on your loan, so youmay pay more than you should if you dont shop aggressively.
If your mortgage application involves challenges like a low down payment or poor credit score a broker might be able to help.
Keep in mind, youre not restricted to looking at only mortgage brokers or only banks. You can apply with as many different lenders and types of lenders as you want.
Best For Refinancing: Loandepot
LoanDepot makes the refinance process smooth and simple. The company is so popular for refinancing that it has funded more than $100 billion for mortgage loans and refinancing. LoanDepot offers the distinct advantage of waiving refinance fees and reimbursing appraisal fees for all future refinances after your first refinance with loanDepot.
LoanDepot’s lending officers abide by an in-house “no steering” policy, which means they don’t have any incentive to push you toward one loan over another. So, when you refinance a loan, you’re likely to have refinance options that work in your favor.
Whichever options you receive, be sure to look over the terms of the loan. Know what the fees are and what you’ll be paying per month. Make sure the lower monthly payments you’ll get are worth extending your mortgage.

Open And Closed Mortgages
There are a few differences between open and closed mortgages. The main difference is the flexibility you have in making extra payments or paying off your mortgage completely.
The interest rate is usually higher than on a closed mortgage with a comparable term length. It allows more flexibility if you plan on putting extra money toward your mortgage.
An open mortgage may be a good choice for you if you:
- plan to pay off your mortgage soon
- plan to sell your home in the near future
- think you may have extra money to put toward your mortgage from time to time
The interest rate is usually lower than on an open mortgage with a comparable term length.
Closed term mortgages usually limit the amount of extra money you can put toward your mortgage each year. Your lender calls this a prepayment privilege and it is included in your mortgage contract. Not all closed mortgages allow prepayment privileges. They vary from lender to lender.
A closed mortgage may be a good choice for you if:
- you plan to keep your home for the rest of your loans term
- the prepayment privileges provide enough flexibility for the prepayments you expect to make
Things To Keep In Mind
- Amid increasing delinquency rates, almost all banks now offer their best interest rates only to applicants with good credit scores. As mentioned earlier, a credit score above 700 qualifies as a good credit score.
- Changes in the repo rate will not immediately reflect in your home loan EMI payments. Rates are reset by banks at fixed intervals.
- Be mindful that banks cannot charge a penalty for prepayment of home loans linked with the floating rate of interest.

Best For Low Income: Citi Mortgage
Citi’s HomeRun mortgage is focused on families that may not have the traditional 20% saved for a down payment, and who are looking for a reasonable mortgage payment to fit into limited income.
There are a couple of features the HomeRun offers that make it a great fit:
- No mortgage insurance
- Down payments can be as low as 3%
- You can include outside money and/or gifts in your down payment
Typically, lenders may be skeptical if, say, a family member helps pay for your down payment. But, in Citi’s case, they’ve created lending guidelines that make it possible for you to contribute just a third of the down payment.
In some cases, forgiving programs like this may charge higher interest rates. However, Citi claims that their HomeRun Mortgage has interest rates that compare to conventional mortgage rates.

Should I Use A Mortgage Broker
A broker can remove the hassle out of finding the right mortgage.
They have lots of other advantages that arent always so obvious, such as giving you information about different lenders.
A broker will also be able to recommend a lender that is more likely to accept your application. Rejected applications can be expensive if you have paid fees beforehand and could risk you missing out on the property you want to buy.
If you are going to use a broker, its a good idea to hire one who can search across the whole of the mortgage market rather than being restricted.

Is The Lowest Ontario Mortgage Rate The Best Rate
Not always. The lowest rates usually come with more limitations. These restrictions can cost you much more than the small rate savings. Such terms are common with low frills mortgages and typically kick in when you try to port, break or increase the mortgage after closing. When comparing mortgage rates, dont be afraid to ask potential lenders questions to ensure you understand the terms and conditions of your mortgage.

How Can I Get A Good Mortgage Rate
To secure a low rate, focus on three factors: credit score, debt-to-income ratio, and down payment.
Your score should be at least 620 to get a conventional loan with most lenders, although some require higher. But the higher your score, the better rate you should get. To improve your credit score, focus on making payments on time, paying down debts, and letting your credit age if you aren’t in a rush to buy.
Your debt-to-income ratio is the amount you pay toward debts each month, divided by your gross monthly income. Lenders typically want to see a debt-to-income ratio of 36% or less. To get a lower ratio, you either need to pay down debts or earn more.
You don’t necessarily need a 20% down payment to get a good rate, but the more you save, the better your rate will likely be. If you don’t have much for a down payment right now, it could be worth saving for a few more months, since rates should stay low throughout 2021.

What Is A Mortgage Preapproval
When youre shopping for a mortgage, you can compare options offered by different lenders.
Mortgage lenders have a process which may allow you to:
- know the maximum amount of a mortgage you could qualify for
- estimate your mortgage payments
- lock in an interest rate for 60 to 130 days, depending on the lender
The mortgage preapproval process may be divided in various steps. It may also be called mortgage prequalification or mortgage preauthorization. Different lenders have different definitions and criteria for each step they offer.
During this process, the lender looks at your finances to find out the maximum amount they may lend you and at what interest rate. They ask for your personal information, various documents and they likely run a credit check.
This process does not guarantee your approval for a mortgage.
Bank Rates Vs Broker Rates
As you may have noticed, bank mortgage rates are almost always higher than those of mortgage brokers. That is because mortgage brokers have access to rates from multiple banks and credit unions, as well as insurance and trust companies. That means they can essentially “shop around” for you. Brokers also receive discounts from lenders based on the high volume of their business, which they can pass along to you.
As a result, itâs unlikely that a bank will post a lower rate than a mortgage broker. However, if you present the lowest market rate to your bank as part of the negotiation process, they may offer to match it. That said, we donât recommend pitting the banks and brokers against each other to compete for your business. What we do recommend is comparing broker mortgage rates and bank mortgage rates alongside each other, and deciding which offer is best for you.
