You can switch your mortgage providing you meet certain criteria. Each bank has its own set of criteria, and if your financial circumstances have changed for the worse since you qualified for your initial mortgage, you may have problems switching. In general you must consider factors such as:

  • The outstanding balance on your mortgage: The average minimum mortgage accepted by Irish banks for someone switching is around 30,000 to 40,000.
  • Whether you have a fixed-rate contract with your current lender: You may be charged penalty fees for switching out of a fixed-rate contract early.
  • Your credit rating: You must still have a good credit rating. A credit check will be carried out by the lender youre trying to switch to and if youve taken out loans or used credit cards and had difficulties repaying these, you may have problems switching.
  • How much equity is in your house: You wont be able to switch if you are in negative equity and most lenders will want you to have at least 20% equity in your home.
  • The term remaining on your mortgage: You may not be able to switch if you only have a few years remaining on your mortgage.

Factor: Your Property Type

Youll generally get better mortgage rates if you live in the property being financed. Non-owner-occupied properties, for example, tend to have higher rates due to the added risk to the lender. Thats especially true if theyre rented out.

As well, properties that are less liquid rarely qualify for the lowest rates due to potential resale risk if a customer defaults.

Whats The Difference Between Fixed And Variable Rates

Fixed-rate mortgages rates are set for the whole term of your mortgage. This is great if you want steady, predictable payments. Variable rates, on the other hand, can fluctuate over your mortgage term, so your monthly payments can also vary. While variable rates are normally lower than fixed rates, there is a risk that rates may rise.

In BC, fixed-rate mortgages are more popular than variable rates, with more than 65% of mortgages in the province using them .

What To Provide To Your Lender Or Mortgage Broker

Before preapproving you, a lender or mortgage broker will look at:

  • your assets
  • your income

Youll need to provide the following:

  • identification
  • proof you can pay for the down payment and closing costs
  • information about your other assets, such as a car, cottage or boat
  • information about your debts or financial obligations

For proof of employment, you may have to provide:

  • a proof of your current salary or hourly pay rate (for example, a recent pay stub
  • your position and length of time with the employer
  • notices of assessment from the Canada Revenue Agency for the past 2 years, if youre self-employed

Your lender or mortgage broker may ask you to provide recent financial statements from bank accounts or investments. This will help them determine if you have the down payment.

Tracker mortgages

  • The interest rate on this type of mortgage moves in line with the Bank of Englands official interest rate, which means the repayments on your mortgage could fluctuate
  • For example, if your mortgage has a rate of 2.25%, and the Bank of England rate increases by 0.25%, the rate you pay jumps to 2.5%
  • You can usually get a tracker mortgage that runs for two to five years, but you can find lifetime tracker mortgages that move in line with the Bank of England rate for the entire mortgage term

Standard variable rate

  • Once your fixed term has expired, you will usually roll onto your lenders standard variable rate unless you move onto another mortgage deal
  • An SVR mortgage isnt typically one that you will sign up to from the outset, but is one that you move onto automatically if you dont remortgage
  • Each lender will have its own SVR and they are usually far more expensive than fixed or tracker deals
  • Monthly repayments will also fluctuate

Should I Use A Mortgage Broker

A broker can remove the hassle out of finding the right mortgage.

They have lots of other advantages that arent always so obvious, such as giving you information about different lenders.

A broker will also be able to recommend a lender that is more likely to accept your application. Rejected applications can be expensive if you have paid fees beforehand and could risk you missing out on the property you want to buy.

How Can I Get A Good Mortgage Rate

To secure a low rate, focus on three factors: credit score, debt-to-income ratio, and down payment.

Your score should be at least 620 to get a conventional loan with most lenders, although some require higher. But the higher your score, the better rate you should get. To improve your credit score, focus on making payments on time, paying down debts, and letting your credit age if you aren’t in a rush to buy.

Your debt-to-income ratio is the amount you pay toward debts each month, divided by your gross monthly income. Lenders typically want to see a debt-to-income ratio of 36% or less. To get a lower ratio, you either need to pay down debts or earn more.

You don’t necessarily need a 20% down payment to get a good rate, but the more you save, the better your rate will likely be. If you don’t have much for a down payment right now, it could be worth saving for a few more months, since rates should stay low throughout 2021.

What Is A Mortgage Preapproval

When youre shopping for a mortgage, you can compare options offered by different lenders.

Mortgage lenders have a process which may allow you to:

  • know the maximum amount of a mortgage you could qualify for
  • estimate your mortgage payments
  • lock in an interest rate for 60 to 130 days, depending on the lender

That is because mortgage brokers have access to rates from multiple banks and credit unions, as well as insurance and trust companies. That means they can essentially “shop around” for you. Brokers also receive discounts from lenders based on the high volume of their business, which they can pass along to you.

As a result, itâs unlikely that a bank will post a lower rate than a mortgage broker. However, if you present the lowest market rate to your bank as part of the negotiation process, they may offer to match it. That said, we donât recommend pitting the banks and brokers against each other to compete for your business. What we do recommend is comparing broker mortgage rates and bank mortgage rates alongside each other, and deciding which offer is best for you.
