When you apply for a mortgage, lenders typically pull your credit report from the three main credit bureaus: Experian, Equifax and TransUnion. Each credit bureau uses a different FICO model to determine your credit score. We outline the models used by the credit bureaus below:

There are variations between the different FICO models but the underlying inputs and scoring factors are relatively similar. My wife and I have refinanced our home twice in the last 12 months, and my business partner and I are doing the same with three rental properties. Its an important question, as your or if you even qualify for a loan. While its common knowledge that mortgage lenders use FICO scores, most people with a credit history have three FICO scores, one from each of the three national credit bureaus . Do lenders average the three scores, or take some other approach? And what happens when two people buy a home together? Do lenders average their scores together?

So I did some research on the following questions:

  • Which FICO formula do mortgage companies use?
  • For a single applicant, which of up to three FICO scores will be considered?
  • For spouses, significant others, or business partners, how do lenders evaluate credit worthiness?
  • And finally, what if an applicant doesnt have FICO scores from all three credit bureaus?

Since most loans are sold to either Freddie Mac or Fannie Mae, I focused on the requirements for these types of loans.

Your credit score may decrease after a lender checks your credit, but the negative impact won’t be too significant as long as it’s only a single check. Some lenders only do a soft check that won’t hurt your score at all, but you should generally expect lenders to perform a hard credit inquiry. How Do Lenders Calculate Your Mortgage Score

When they say they use the collective results, it doesnt mean they take the average credit score of the applicants. Instead, they use their lower mid score. Each applicant has three scoresone from each major credit bureauand the lender looks at the middle score for each.

  • Heres an example: Applicant #1 has three scores of 725, 715 and 699. Applicant #2 has three scores of 688, 652 and 644. The two middle scores are 715 and 652, and the lowest is 652, so that is the score the lender will go with.

What Is A Credit Pull

A credit pull or inquiry is a request by a retailer, financial institution or any other individual to view your credit report. Third parties can pull your credit report to review your creditworthiness and other details before extending credit. There are two types of credit pulls, hard inquiries and soft inquiries. Only you can see your soft inquiries, but hard inquiries are visible to anyone who looks at your report.
