Millions of Americans purchase or refinance primary, secondary and rental homes each year. The mortgage process can be long and tedious, yet the end result is rewarding. After making the down payment and paying all the upfront expenses incurred with purchasing property — lender fees, inspection costs and attorney fees — a period free of payments is welcome.

How To Make Mortgage Payments

Lastly, lets talk about how to make a mortgage payment to your loan servicer.

First things first, note that I said loan servicer, not lender or broker or any other entity.

The loan servicer is the company that actually collects your mortgage payment each month, and may not be the individual or company that originated your loan.

So pay close attention to who this is, and note that mortgage loans are often transferred from one servicer to another, especially shortly after closing.

In terms of paying, we see from the graphic above that lists the most common ways to pay a mortgage.

The top three are auto-pay, via the servicer website, and by mail.

Less common ways are in-branch, wire transfer, phone pay, and other means, which probably includes paying the mortgage with a credit card.

In summary, speak with your loan servicer once you take out your mortgage to ensure your payments are processed properly. Rules vary and its best to get all the answers straight from the horses mouth.

How Do I Link My Bank Account

To set up AutoPay or make a one-time online payment, just enter the account and routing number of your preferred checking, savings, or money market account.

If you dont know your account number and routing number, you can find it by signing in to your banks website. For checking accounts, it should also be at the bottom of your checks.

What Happens If You Pay Late

There are two things homeowners need to be concerned with when they dont get their payment in during the grace period. The first is the late payment fee. Some lenders charge a flat dollar amount, similar to the way a credit card company charges $25 or $35 for late payments. Others, however, may charge a late fee equal to a percentage of your loan payment.

That can get expensive if you took out a large loan. Lets say your lender charges a 5% penalty and your monthly mortgage payment is $2,000. You could be forced to pay a total of $2,100 just for missing the deadline. A $100 fee might not seem like a lot of money. But if youre paying late two or three times a year, it can add up pretty quickly.

The other issue is how late payments can affect your credit score. If youre paying your loan 30 days late or more, your lender can report it to the credit bureaus. Even one late payment can lower your credit score by as many as 100 points, making it harder to get approved for new lines of credit and possibly subjecting you to higher interest rates.

If you miss your mortgage payment on the first day of the month, dont fret. Most mortgage lenders offer a grace period of around 2 weeks before youre charged a late fee. That means if you cant make your payment on the first, but can on the eighth, your lender may not charge you a late fee and it may not affect your .

After the 15th, though, is a different story. Late fees can add up quickly and being behind on your mortgage is terrible for your credit. Remember that your lender wants you to pay your mortgage. Its detrimental for them and you if you cant.

Mortgage insurance lowers the risk to the lender of making a loan to you, so you can qualify for a loan that you might not otherwise be able to get. Typically, borrowers need to pay mortgage insurance when making a down payment of less than 20 percent when purchasing a home or borrowing more than 80 percent of their homes value when refinancing.

You Won’t Be Late If You Pay Mortgage During ‘grace Period’

Then you can stop feeling guilty.

Although virtually all mortgage payments are due on the first, those who pay a few days later — during what is known as the “grace period,” — are rarely penalized.

“There are so many things to worry about in today’s society. But making mortgage payments during the grace period isn’t one of them,” says Sam Lyons, senior vice president at Great Western Bank, with offices in Towson and Bethesda.

There’s no cause to worry about being stuck with a late charge if you pay during the grace period. In Maryland — as in most parts of the nation — it’s illegal for a lender to impose a late payment fee on a borrower who pays during the grace period.

There’s also little cause to fear that your credit standing will be jeopardized by grace period payments.

Technically you’re delinquent if you pay after the first of the month. But actually, lenders don’t classify you as a “late payer” unless your check arrives a full 30 to 60 days late, Mr. Lyons points out.

“Custom and usage is such that we don’t hold people to the standard that they pay on the first of the month,” says Mr. Lyons, who notes that payments on his own home often don’t hit the mailbox until the second or third day of the month.

Most lenders take the same approach as Great Western Bank.
