VIDEO: Governor announces grace period for mortgage payments

Millions of Americans purchase or refinance primary, secondary and rental homes each year. The mortgage process can be long and tedious, yet the end result is rewarding. After making the down payment and paying all the upfront expenses incurred with purchasing property — lender fees, inspection costs and attorney fees — a period free of payments is welcome.

How To Make Mortgage Payments

Lastly, lets talk about how to make a mortgage payment to your loan servicer.

First things first, note that I said loan servicer, not lender or broker or any other entity.

The loan servicer is the company that actually collects your mortgage payment each month, and may not be the individual or company that originated your loan.

So pay close attention to who this is, and note that mortgage loans are often transferred from one servicer to another, especially shortly after closing.

In terms of paying, we see from the graphic above that lists the most common ways to pay a mortgage.

The top three are auto-pay, via the servicer website, and by mail.

Less common ways are in-branch, wire transfer, phone pay, and other means, which probably includes paying the mortgage with a credit card.

In summary, speak with your loan servicer once you take out your mortgage to ensure your payments are processed properly. Rules vary and its best to get all the answers straight from the horses mouth.

How Do I Link My Bank Account

To set up AutoPay or make a one-time online payment, just enter the account and routing number of your preferred checking, savings, or money market account.

If you dont know your account number and routing number, you can find it by signing in to your banks website. For checking accounts, it should also be at the bottom of your checks.

What Happens If You Pay Late

There are two things homeowners need to be concerned with when they dont get their payment in during the grace period. The first is the late payment fee. Some lenders charge a flat dollar amount, similar to the way a credit card company charges $25 or $35 for late payments. Others, however, may charge a late fee equal to a percentage of your loan payment.

That can get expensive if you took out a large loan. Lets say your lender charges a 5% penalty and your monthly mortgage payment is $2,000. You could be forced to pay a total of $2,100 just for missing the deadline. A $100 fee might not seem like a lot of money. But if youre paying late two or three times a year, it can add up pretty quickly.

The other issue is how late payments can affect your credit score. If youre paying your loan 30 days late or more, your lender can report it to the credit bureaus. Even one late payment can lower your credit score by as many as 100 points, making it harder to get approved for new lines of credit and possibly subjecting you to higher interest rates.

What Does Grace Period Mean

How To Make Your First Mortgage Payment

Making your mortgage payment is easier than ever. No longer do you need to write a check and mail it a week early so it gets to the lender on time. You can make your payments online or your lender may have an app, like the Rocket Mortgage® app for IOS and Android.

With your chosen payment method, you can make a one-time payment or sign up for auto-pay. With auto-pay, your payment will automatically be withdrawn from your account every month, eliminating the risk of a late payment.

Know that if you try to make a large payment to pay off your mortgage early, some mortgage lenders charge a prepayment penalty. This is because they want you to pay your loan off over time so they can collect interest. These penalties can vary from lender-to-lender and can really add up. Rocket Mortgage does not charge prepayment fees.

What Happens If You Miss A Payment

If you miss your mortgage payment on the first day of the month, dont fret. Most mortgage lenders offer a grace period of around 2 weeks before youre charged a late fee. That means if you cant make your payment on the first, but can on the eighth, your lender may not charge you a late fee and it may not affect your .

After the 15th, though, is a different story. Late fees can add up quickly and being behind on your mortgage is terrible for your credit. Remember that your lender wants you to pay your mortgage. Its detrimental for them and you if you cant.

Being upfront with your lender when you get behind will work out the best for you. Contact them if youre having trouble and need mortgage help. They may have options for you to help get back on track.

When Is My Payment Due

What Is a Student Loan Grace Period? in 2020

Mortgage payments are due on the 1st of every month. Typically, you’ll also have a 15 day grace period, meaning so long as your payment is received by the 15th of the month you won’t see a late fee or receive a late payment notice.

A successor in interest is someone who has an ownership interest in real estate property as a result of a transfer from an original borrower/owner. You may qualify as a successor in interest if the property was transferred to you:

  • As a surviving heir, due to the death of a relative or property co-owner
  • From a living spouse or parent
  • As a result of a divorce or legal separation
  • As part of a living trust

When Is Your Mortgage Payment Due

Generally, your lender expects you to make a payment on the first day of the month, unless youve opted for biweekly payments or youve agreed to split your payments up on the 1st and the 15th. This is true regardless of whether youve got a conventional loan, FHA loan, USDA loan or VA loan.

The grace period, however, gives you until the 10th or the 15th to make a payment before youre considered late. That doesnt mean you have a free pass to pay after the 1st but it gives you some flexibility if your due date falls on a holiday or youre waiting to get paid. Your individual lender would have to tell you exactly how long your grace period is.

Are There Special Requirements For Buying A Condo

Buying a condominium is like buying a single-family home, but there are differences.

Youll want to understand the health of the community. Review the governing documents for the community, assess the sales history of the neighborhood and confirm the percentage of occupied rental properties on site.

These factors are important because common areas and homeowner groups impact the value of your potential new home.

Well review similar condos in your neighborhood, but also look outside the community to verify that price and value are stable.

Finally, if the condominium is new, we will also verify whether the construction is complete. When it is finished, we can best assess the value of the property.

The Time Of The Month When You Close

The time of the month when you close impacts how much time will be between closing and your first payment. For instance, if you close on May 3, your first payment wont be until July 1.

This doesnt mean youre skipping a payment. Youll prepay the interest for May 3 31 when you close. Planning your closing date in the beginning of the month means youll need to bring more money to the closing table.

However, it gives you more time between closing and paying your first mortgage payment.

Do Payments Made Within The Grace Period Affect Your Credit

In most cases, payments made during the grace period will not affect your credit. Late paymentswhich can negatively impact your credit can only be reported to credit bureaus once they are 30 or more days past due. If you don’t submit a payment during the grace period, you’ll be responsible for paying any interest or late fees that are added to your account.

If you do not pay your bill within 30 days of the due date, the creditorin addition to charging you any late fees or interestwill have the right to report the missing payment to one or more of the three major credit bureaus . Payment history is the most important aspect of your credit score, and even one late or missed payment can negatively impact your scores.

If you’ve missed a payment in the past and are unsure if its listed in your credit report, consider getting a free copy of your credit reports and from Experian to see if any negative marks appear on your credit report.

Depending on the state, the legal proceedings can involve going to court. Even if thats not the case, theres often a trustee involved. Thats before any inspections of the property to make sure the home is in order. What Is Mortgage Insurance And When Is It Required

What Is The Student Loan Grace Period?

Mortgage insurance lowers the risk to the lender of making a loan to you, so you can qualify for a loan that you might not otherwise be able to get. Typically, borrowers need to pay mortgage insurance when making a down payment of less than 20 percent when purchasing a home or borrowing more than 80 percent of their homes value when refinancing.

This insurance may enable you to borrow up to 100 percent of a sales price or home’s value. As your equity grows, you may be able to cancel the mortgage insurance.

You can pay for mortgage insurance through monthly payments or a single payment which may be financed into the loan or negotiated for the seller to pay.

You Won’t Be Late If You Pay Mortgage During ‘grace Period’

Do your mortgage payments drift into the lender’s office somewhere between the first and the 15th of each month?

Then you can stop feeling guilty.

Although virtually all mortgage payments are due on the first, those who pay a few days later — during what is known as the “grace period,” — are rarely penalized.

“There are so many things to worry about in today’s society. But making mortgage payments during the grace period isn’t one of them,” says Sam Lyons, senior vice president at Great Western Bank, with offices in Towson and Bethesda.

There’s no cause to worry about being stuck with a late charge if you pay during the grace period. In Maryland — as in most parts of the nation — it’s illegal for a lender to impose a late payment fee on a borrower who pays during the grace period.

There’s also little cause to fear that your credit standing will be jeopardized by grace period payments.

Technically you’re delinquent if you pay after the first of the month. But actually, lenders don’t classify you as a “late payer” unless your check arrives a full 30 to 60 days late, Mr. Lyons points out.

“Custom and usage is such that we don’t hold people to the standard that they pay on the first of the month,” says Mr. Lyons, who notes that payments on his own home often don’t hit the mailbox until the second or third day of the month.

Most lenders take the same approach as Great Western Bank.
