Day : Earnest Sends Payment To Your Old Servicers
Once this legal holding period is over, Earnest will send a check via mail or electronic transfer to your current servicer.
Weve been working hard to build relationships with loan servicers to make the process as simple as possible. With servicers that accept electronic transfers, we send the funds directly, which reduces potential issues.
If your previous servicer does not accept electronic transfers, the check is sent through the mail with explicit instructions about which specific loans to apply the funds to. If you tell us that there are certain loans you dont want to pay off, those details will also be included. Your loan is active with your current servicer until they receive payoff from Earnest, at which point you will begin to accrue interest on your Earnest loan.
Day : Your Old Loans Are Closed
Once the check from Earnest is received, well send you an email letting you know that your Earnest loan is active. If you have multiple loans, interest only accrues on the payoffs that weve confirmed have been received.
Always check in with your previous servicer and continue making on-time payments until your loan shows a zero balance.
Sometimes your check is processed early or late by your servicer which could leave you with a small balance or negative amount on your account.
The timing of the payoffs dont always match up to exactly 10 days. If you see a negative balance, the payment will either go back to Earnest or back to you. Note, it can sometimes take four to six weeks for the payment to arrive. If Earnest receives an overpayment, we apply that to your account as an extra payment.
If there is a remaining balance on your loan, well ask you to pay off your servicer directly to your existing servicer account is paid in full. Now that you know exactly how it works, we are ready to help you get started.
What Are My Monthly Expenses
Paying off your mortgage is no small feat and it changes the way youll financially maintain ownership of your home. Lenders will often consolidate property taxes and homeowners insurance fees into your monthly payment through the escrow account. Once your relationship with the lender is dissolved, youll start making those payments yourself.
If your lender required homeowners insurance, youre no longer under the obligations of the loan so you can opt out. Of course, homeowners insurance is a financial safeguard against damage to your property in case of natural disaster, accidents, robberies and more.
Its a good idea to keep it. To do that, contact your insurance provider to remove your lenders payment information and set up your own auto pay.
For the lifespan of your mortgage, youve paid property taxes in monthly installments. Then, the lender pays the lump sum annually or semi-annually to relevant tax authorities.
Now, youll pay your local tax office directly. Dont be surprised if you receive a large bill in the mail. Its easy enough to estimate and save for your property tax payment.
How Is The Current Mortgage Payoff Figured In The Sale Of A Property When The Original Mortgage Was Less
The original mortgage doesn’t factor into the calculation of the gain/loss. You might be able to exclude a gain. If you can exclude all of the gain, you don’t need to report the sale on your tax return, unless you received a Form 1099-S, Proceeds From RealEstate Transactions.
The IRS has a provision that can helphomeowners avoid capital gains on the sale of their primaryresidence.
To qualify, you must have owned your home and used it asyour main residence for at least two years in the five-year period before yousell it. You also must not have excluded another home from capital gains in thetwo-year period before the home sale. If you meet those rules, you can excludeup to $250,000 in gains from a home sale if youre single and up to $500,000 ifyoure married filing jointly.
If you can’t exclude it, the amount of the proceeds from the sale of your home that you use to pay off the mortgage isn’t a factor in figuring your taxable amount for the sale.
Take any cash or other property you receive plus any of your indebtedness the buyer assumes or is otherwise paid off as part of the sale, less your selling expenses, less your adjusted basis in your home, you have a capital gain on the sale.
Your adjusted basis is generally your cost in acquiring your home plus the cost of any capital improvements you made, less casualty loss amounts and other decreases.

How Do I Get My Escrow Refund
If theres money left in your escrow account after youve paid off your mortgage and/or you overpaid the loan , the extra money will be sent back to you.
If youre refinancing with Rocket Mortgage®, we may net your escrow. This means well take whatever money is left in your escrow account and apply it toward your payoff amount.
Again, this will depend on your loan type. On FHA mortgages, the lender cant net the escrow account, so you would receive an escrow refund check from your old loan instead of having the balance applied to your new principal. Sometimes the lender must hold money in your escrow account after your loan has been paid off. This is because mortgage insurance is paid in arrears, meaning its paid at the end of the period youre paying for instead of upfront. Your lender may hold on to some of your escrow funds to cover those last costs if you have mortgage insurance.

What Happens After I Pay Off My Mortgage
After your mortgage has been paid off, it must be recorded with the county by sending whats called the Discharge of Mortgage document. Your lender is required to write up the document, but what happens next is up to local regulations.
Some states require the lender to send the document to you, while others require the lender to send it to the county. Regardless, the burden is on the lender to draw up the document, but its on you to make sure its sent to your countys Registry of Deeds.

How Do I Make The Final Payment
Along with the final payoff, the letter will have a good-through date. This means the total amount you need to pay off is only good through that date. Additional interest accrues after that date. If you pass the good-through date without payment, you must request an updated payoff letter.
For Rocket Mortgage® clients, its important to note that you cant just sign into your Rocket Mortgage® account and pay the total balance. A mortgage must be paid off with certified funds, either a wire transfer from your bank or a certified check, written as instructed in your payoff letter.
When you do send the payment, well send you an email confirming we received the funds. If you have automatic payments set up for your mortgage, either through your lender or your bank, cancel them as soon as your loan has been paid off.

When Making Minimum Monthly Payments Works
It may not be a good idea to focus on paying off your mortgage early if you have other debt to worry about. Credit card debt, student loan debt and other types of loans often have higher interest rates than most mortgages. This means that they accrue interest faster.
Youll save more money by paying these debts down than you would if you put all your money toward your mortgage. Sit down with your financial paperwork and compare interest rates of your other debts to your mortgage interest rate. If your other debts have a higher interest rate, pay them down first.
You also may want to avoid paying your loan off early if it carries a prepayment penalty. This is a fee your lender charges if you pay off your mortgage prematurely. Prepayment penalties are usually equal to a certain percentage you would have paid in interest.
