Mortgage Rates Pulled Down To Lowest Levels In History

HSBC Canada offers lowest mortgage rate in Canadian history

The federal governments inability to come to an agreement on a coronavirus relief package has been good for mortgage rates.

The 30-year fixed mortgage rate, the most popular home loan product, sank to its lowest level on record. It fell to 2.88 percent with an average 0.8 point, according to the latest data released Thursday by Freddie Mac. It was 2.99 percent a week ago and 3.6 percent a year ago. Since November 2018, when it was 4.94 percent, it has fallen more than two percentage points.

The 30-year fixed rate has never been this low since Freddie Mac began tracking mortgage rates in 1971. It surpassed the previous low of 2.98 percent, set last month. This is the eighth time since March that the 30-year fixed rate has fallen to a new low.

Freddie Mac, the federally chartered mortgage investor, aggregates rates from about 80 lenders across the country to come up with weekly national average mortgage rates. It uses rates for high-quality borrowers who tend to have strong credit scores and large down payments. These rates are not available to every borrower.

The 15-year fixed-rate average dropped to 2.44 percent with an average 0.8 point. It was 2.51 percent a week ago and 3.05 percent a year ago. The five-year adjustable rate average went down to 2.9 percent with an average 0.4 point. It was 2.94 percent a week ago and 3.36 percent a year ago.

What Should You Do Before Applying For A Mortgage

Before you apply for a mortgage, you should check your credit reports and scores with all three credit bureaus. Make sure no mistakes are hurting your scores. If your scores are below 620, learn what you can do to improve them. The closer you can get to an excellent score of 760, the less expensive your mortgage will be.

Make sure you have at least 3% saved for a down payment unless youre eligible for a Veterans Administration loan. Ideally, you should save even more to pay for closing costs, keep an emergency fund after closing, and put more toward your down payment to save on mortgage insurance.

Open Vs Closed Mortgages

You may often notice a significant difference in mortgage rates betweenopen and closed mortgages. Open mortgages allow you to make principal prepayments at any time without any charges or penalties, which makes it very flexible. This flexibility is counterbalanced by open mortgage rates being higher than closed mortgage rates.

Choosing a closed mortgage can let you access much lower mortgage rates at the risk of prepayment penalties if you go over your lenders annual prepayment limit. Things like selling your home or a mortgage refinance can cause you to have to pay significant prepayment penalties. This could be avoided with an open mortgage, but youll have to pay a higher mortgage rate.

Choose A Fixed Or Adjustable Rate Loan

Avoid bad mortgage which lender has the lowest rate

If youre planning to stay in your home for at least a decade, a 30-year fixed rate loanwith relatively low monthly paymentsis your best bet.

If you can afford higher payments and want to dispense with the debt sooner, consider a 15-year fixed. It features a lower interest rate and could save you thousands over the life of the loan.

Another option is to choose a shorter-term adjustable rate mortgage . These mortgages feature lower rates for an introductory period, then a higher rate. On a 7/1 ARM, for example, the rate remains fixed for seven years. After that period, it can adjust annually based on market rates but can only increase a maximum of 5 percentage points above the original rate.

If you’re planning to be in your home for years to come, this may not be the best option, especially since fixed rates are attractive now. You don’t want to be in a position where your adjustable rate mortgage begins to adjust and you’re susceptible to a large payment increase, McBride says.

I Qualify For Both Conventional And Government

If you qualify for both a VA loan and a conventional loan, usually the VA loan will be the better option based on the interest rate if you select the proper lender.

Jason Sharon,Mortgage Broker, US Navy Veteran and owner ofHome Loans, Inc

According to Sharon, it’s best to consider the overall costs that will be unique to your loan. VA loans, for example, never have private mortgage insurance , while conventional loans will require PMI if you make a down payment of less than 20% of the purchase price.

The Department of Veterans Affairs funds their operations and insures defaulted VA loans by charging veterans a funding fee on their loan amount at closing. That funding fee may be as low as 0.5% or as high as 3.6%.

While most VA loans will have a funding fee of 2.3%, that funding fee may be waived for veterans with a disability rating or active duty service members awarded a purple heart. On a $250,000 purchase loan, that will average $5,750, says Sharon. This amount will be added to the loan amount. Conventional loans, by contrast, do not have a funding fee.

In Sharon’s opinion, choosing a VA loan could potentially save you hundreds of dollars on your mortgage in the long-run compared to opting for a conventional loan.

Why Save Up For A Large Down Payment If The Mortgage Rate Is Higher

In most cases, a high-ratio insured mortgage will have a mortgage rate that is lower than a low-ratio mortgage with a down payment greater than 20%. Why bother saving up for a large down payment if you can make a small down payment and get an even lower mortgage rate? The answer lies in the cost of the mortgage default insurance, which isnt free.

CMHC insurance premiumscan add thousands of dollars to the cost of your mortgage. The cost of this mortgage default insurance will either need to be paid upfront or it will be added to your mortgage principal balance. Adding the cost of the mortgage insurance to your principal means that you will be paying interest on the insurance over time, adding on to the cost of your mortgage. The CMHC insurance premium will depend on the size of your down payment.

How Does The Mortgage Process Work

The mortgage process begins when you apply. Youll give the lender information about your income and assets, along with supporting documentation such as W-2s, 1099s, tax returns, and bank statements. The lender will check your credit to learn about your debts and determine your debt-to-income ratio.

If you pass the initial approvals, the lenders mortgage underwriter then takes a deep dive into your finances to make sure you can afford the loan youre applying for and decide how much to let you borrow. Once youre approved, the lender produces a bunch of documents for you to sign and have witnessed by a notary. Then, it wires the funds for your new loan, which is called closing.

Insured Insurable And Uninsurable Mortgages

Theinsurability of your mortgagewill affect your mortgage rate. Insured mortgages are those with CMHC mortgage default insurance or private default insurance from Canada Guaranty or Sagen. The borrower will pay for the mortgage insurance premiums.

Since the lender has zero risk, they will offer the lowest mortgage rates for insured mortgages. The mortgage rates that you see advertised online are often only for insured high-ratio mortgages, which are mortgages with a down payment less than 20%. Insured mortgages will need to meetCMHC mortgage requirements.

With insurable mortgages, the borrower wont pay for mortgage insurance. The mortgage wont be individually insured either. Instead, the lender can choose to bulk insure their portfolio of insurable mortgages and pay for this insurance themselves.

What this means to you is that the cost of mortgage insurance isnt directly paid by you if mortgage insurance isnt required. Insurable mortgages will have to meet the same requirements as an insured mortgage, but the only difference is that an insurable mortgage will need to have a down payment of at least 20%. Insurable mortgage rates are also slightly higher than insured mortgage rates.

An insurable mortgage can have a mortgage rate that is around 20 basis points added on top of an insured mortgage rate. Uninsurable mortgage rates will have around 25 basis points to 35 basis points added on top of insured mortgage rates.

Some fees may be charged annually or monthly, like private mortgage insurance.

What Is The Difference Between A Fixed

Not all mortgage rates are created equal. There are different types, and each has their own benefits, including:

    • Fixed Rates

A fixed interest rate is one that remains the same throughout the entire time you are paying off the loan. The rate is predetermined, so if you like consistency and want to know exactly what youll be paying, this is the better option for you.

    • Variable Rates

Variable rates fluctuate during the course of the loan based on the current index value. The rate can fluctuate, and go up or down depending on the market. People who want to try to save some money on their loan can opt for a variable rate. If the rate goes down, you’ll make a lower monthly payment for that period.

    • Amortized

These rates are charged on an upward curve, meaning you pay less each month at the beginning of the loan and gradually increase your monthly payments as the loan progresses. The actual interest rate doesnt change, but the total amount you pay will decrease because you will be paying off more of the loan as time goes on.

How Much Do Alternative Lenders Charge

Mortgage rates set 14th record low of 2020, causing a surge in mortgage refinancing

If youve considered a B lender, chances are youre worried about how much exactly you would need to pay. In my experience, people often get alternative lenders confused with private lenders, which is an entirely different group of mortgage lenders. In fact, B lender mortgage rates are typically much less than people expect. They are certainly higher than mortgage rates with A lenders, such as the banks and non-bank mainstream mortgage companies, but cost significantly less than private mortgages.

Your Rights And Responsibilities As A Borrower

Its important to know your rights as a mortgage borrower. When applying for a mortgage, your lender must provide information such as your mortgage principal amount, your mortgage interest rate, your annual percentage rate , term, payments, amortization, prepayment privileges and charges, and other fees. This can be provided in an information box in your mortgage agreement.

Changes to your mortgage agreement will need to be made in writing within 30 days, or it can be disclosed electronically. Your lender must also give you a renewal statement at least 21 days before the end of your term, or let you know if they will not be renewing your mortgage. If your lender is a member of the Canadian Banking Association, which includes most major banks operating in Canada, your lender may have agreed to provide additional information, such asonline financial calculatorsor other information that can be used to calculate mortgage prepayment charges.

Your lender also has rights, such as the right to inspect your title or the right to sell your home if you dont make your mortgage payments.

You also have responsibilities as a mortgage borrower. It’s important to carefully read your mortgage agreement and ask your lender questions if you don’t fully understand any terms or conditions.
