The Consumer Protection Financial Bureau found that millions of consumers only have medical collection debt on their credit report. Most of those consumers are in their prime home buying years, between age 24-46.

Whatever the balance is on unpaid medical collections, a percentage of the unpaid collection account balance will not be used. How Does It Affect Your Credit Score
An account in collections is one of the biggest blows to your credit score. Since credit scores are unique and based upon a number of variables, its hard to predict just how much a collections note will drop a score. According to FICO, the more recent a collection is, the more it will hurt your score. Typically, collections remain on a credit report for up to seven years.
Sometimes, debt gets shuffled from one collector to another. If a new collector purchases the debt, the company may report it as opened on the date it was bought from the previous collector. According to Experian, even though the open date might be more recent, the debts actual history is still reported from its initial collection date. The Bad News: Lender Overlays
However, just because Fannie, Freddie and FHA rules instruct lenders to take medical collections out of consideration when they underwrite your mortgage doesnt mean your lender has to do so.
Lenders may not apply lower standards when underwriting than the guarantor specifies, but they can impose higher standards. And many do. These are called lender overlays.
The issue is that even if consumers with medical collections are less risky to lend to than those with other collections, they still represent more danger than those with no collections, and lenders know this.
Many mortgage lenders require you to pay collections in full before they will fund your loan. Some even require all collections to have been paid for a period of time, such as one year.
Medical Collections Vs Non
Whether or not collections will impact your ability to obtain an FHA loan partly depends on what type of debt you have. The FHA sees medical collections differently than non-medical. Medical collections are not taken into consideration when it comes to determining a borrowers eligibility. Non-medical collections, on the other hand, could cause some issues. Even then, if you take certain steps to address the matter and prove your creditworthiness, you may still be able to get approved.

The collection agency will report it to the credit bureau as a recent collection. In essence, this restarts the clock, giving the collection agency free reign to come after you for the debt.
Dont contact the collection agency until you know that you will owe the debt before you can pay the mortgage.
