Save Enough For A Down Payment Closing Costs And Fees

Explore VA Benefits: Overview of home loans and how to apply

The down payment, a portion of the home’s value, is one of the biggest upfront cost you’ll have when purchasing a home. It can be as low as 0% if you qualify for a VA loan or 3.5% if you’re applying for an FHA loan. Keep in mind that most conventional loans require a down payment of 5% to 20% of the home’s value.

That said, some lenders do offer special loan options, such as the DreaMaker loan from Chase Bank, which requires a down payment of just 3%.

Debt Service Ratios Analysis

Your mortgage broker/agent or lender will need to make sure that you can carry a mortgage. They will do this by performing a Debt Service Ratio Analysis, basically comparing your debt to your income to see whether you can afford the mortgage loan you want.

Most lenders will require that your monthly housing costs , including mortgage payments, property taxes, condo fees and heating expenses, are no more than 32 per cent of your gross monthly income.

They also want to know that your total monthly debt load, including for example car loans or leases and credit card payments , is not more than 44 per cent of your gross monthly income.

As well as qualifying for the mortgage loan at the rate offered by the lender, if you are putting less than 20 per cent of the purchase price down and are therefore applying for a high-ratio mortgage, you will also need to qualify at the Bank of Canadas five-year fixed posted mortgage rate, which is usually higher. In that case your lender will also require that housing costs are no more than 39 per cent of your monthly income.

Types Of Mortgage Loans

There exist six different kinds of mortgage loans in India:

  • Loan Against Property: These loans are generally offered against commercial and residential property as collateral and can be repaid via easy monthly instalments.

  • Commercial Purchase: Generally opted for by businessmen, these loans are offered against commercial spaces as collateral.

  • Lease Rental Discounting: This loan is offered against leased spaces being offered as collateral. The rent per month is packaged as an EMI, and the loan is disbursed accordingly.

  • Second Mortgage Loan: If you have already purchased a property via a loan, you can opt for an additional loan on the very same property. In this case, you will have to repay both EMIs simultaneously.

  • Reverse Mortgage: Meant for senior citizens, those already in possession of property can mortgage the same with a bank, in exchange for which they receive a fixed sum of money every month.

  • Home Loan: The most common form of loan, this is often opted for to purchase an under-construction property, land of your own for both new and for-sale properties.

Apply With Different Lenders

ASA Offers New Guidance on Small Business Loan Program and Employee ...

Different mortgage lenders set their own rates based on the factors mentioned above — credit score, debt-to-income ratio, earnings, and funds available for a down payment. That’s why it’s a good idea to fill out more than one mortgage application. The more offers you get, the easier it’ll be to compare your choices and come away with the best deal on a home loan.

That said, it’s a good idea to shop around for a mortgage loan within the same 14-day period. Whenever a lender pulls your credit report, it counts as a hard inquiry on your record. Too many hard inquiries could hurt your credit score, but if you apply for multiple mortgages within 14 days, all of those applications will count as a single inquiry.

Next Steps: Can You Afford To Buy A House

Your lenders goal is to assess you as a borrower and ensure you can make your payments on time.

If youre thinking about a home purchase in the near future, these are some good questions to ask yourself to prepare for the home-buying process.

  • How much down payment can you afford? A higher down payment is often a good sign for the lender about your finances.
  • What is your debt-to-income ratio? Youll likely need to keep this number below 43%.
  • What monthly mortgage payment can you comfortably afford in your budget?
  • Are you prepared for closing costs, such as an appraisal or prepaid property taxes?

Where Can I Apply For An Fha Loan

The FHA doesnt offer loans directly, so youll need to contact a private lender to apply.

The majority of lenders are FHA-approved, so youre free to choose a local lender, big bank, online mortgage lender, or credit union.

To find a good FHA lender, you can get recommendations from friends or family whove used an FHA loan. You can also check with the Better Business Bureau to review a bank or mortgage lenders rating and read online reviews.

Keep in mind that credit requirements for FHA loans vary from lender to lender. While many lenders allow a credit score as low as 580, some might set their minimum at 600 or even higher. So if your score is on the lower end of qualifying for an FHA loan you might need to shop around a little more.

Regardless of credit score, you should find at least three lenders you like the look of and apply with them.

FHA mortgage rates can vary a lot between lenders, and you wont know which one can offer you the best deal until youve seen personalized quotes.

What Happens After You Apply For An Fha Loan

Using your VA Home Loan Benefit: Where to Start

The typical timeline from application to closing with an FHA loan ranges from 30 to 45 days.

During this time, your loan file goes through underwriting. The underwriter takes a closer look at your application and reviews supporting documents to ensure you meet the minimum guidelines for FHA financing.

  • The underwriter will review your current debts and minimum payments, then calculate your debt-to-income ratio
  • The underwriter will review your bank statements and other assets to confirm that you have enough in reserves for the down payment and closing costs. If your down payment is coming from a cash gift or down payment assistance, youll need documents verifying the source of the funds
  • The underwriter will review your previous tax returns and W2s statements to confirm a two-year history of stable, consistent income
  • The underwriter will review your recent pay stubs to confirm youre still employed and earning income
  • The mortgage lender will schedule an appraisal to determine the homes current market value. You cannot borrow more than the property is worth

Proof Of Your Mortgage In Principle Decision

Mortgage lenders will permit you to request a mortgage agreement certificate in principle to prove a decision in principle.

These can sometimes show you the maximum loan amount to know your borrowing limits. Other times, it will state that the loan amount has been approved. Sometimes it will simply say that you have been accepted.

This can be used to prove to vendors and estate agents that you are likely to get the financing you need to buy the property.

Apply For An Fha Loan

After finding a lender, the next step is to submit a loan application.

Many lenders let you apply online, though some will connect you with a loan officer to complete your application over the phone or via email.

Since mortgage terms and rates can vary from one lender to the next, you should contact multiple lenders to compare offers. This helps you find the best deal.

Ideally, you should request quotes from three to five lenders so you know youre getting the best interest rate and lowest fees available to you.

Lenders will typically check your credit before providing rate information and issuing a pre-approval. But dont worry too much about the effect on your credit score.

As long as you submit all your mortgage loan applications within a 45-day window, theyll be reported as a single credit inquiry on your credit report, so your score wont be dinged multiple times.

Although the exact forms might vary, Todd Huettner, owner of Huettner Capital, a residential and commercial real estate lender, says a lender can get a good sense of your likelihood of being approved by checking out your recent pay stubs, bank statements, W-2 forms and tax returns.

Huettner says that with these documents, hes able to make a good assessment of the borrower. These documents allow me to tell what they can and cannot do with a very high level of certainty, he says.

Having accurate answers to home loan application questions can prevent surprises once the mortgage process is underway. If you provide the right mortgage documents upfront, youll likely have a smoother mortgage experience.

Heres what youll need:

  • Full name. List your full legal name, and add suffixes in the name field so only your credit information is pulled.
  • Dependents. The definition of dependents varies by loan type. For example, loans guaranteed by the U.S. Department of Veterans Affairs require the ages and number of children in a family.
  • Address history. Youll need to include two years worth of addresses. The lender matches this information to your credit report.
  • Total assets. Collect two months worth of bank and retirement statements. If you have money in a 401 and/or retirement funds, adding those to the mix will strengthen your application.
  • Employment and income information. In addition to pay stubs and W-2s for the last two years, provide the company name, address and phone number for your current employer. Lenders will need the information to verify your employment again before closing.

  • Business and personal tax returns

Is The Lowest Rate Always The Right Option

As a matter of fact, the lowest rate doesnt always indicate the right mortgage for you. There are various other factors to consider, such as the reputation of the lender, length of repayment plan, customer service, and other terms that apply to the loan. The combination of all of these factors will give you a good mortgage loan in general, and more importantly, the right loan for your specific situation. For example, someone who wants to take out a loan and pay it off over 30 years will not be well-served by a company that only offers 20-year repayment terms, even if it is offering competitive interest rates. Consider all the factors involved in the loan and not just the interest rate before deciding on a lender.
