Which Type Of Mortgage Is Best

Fixed Rate Vs Variable Rate Mortgage

Types Of Mortgage Loans BEST First-Time Home Buyer Tips

Mortgages may come with a fixed or variable interest rate:

  • A fixed interest rate will not change during your mortgage term, and your payments will stay the same too. Youll always know how much your next payment will be and how long it will take to pay back your mortgage.
  • A variable interest rate will change when your lenders prime rate changes. While your mortgage payment may not change, how your payment is allocated will change. If rates go down, more of your payment will go towards the loan principal so youll pay off the mortgage faster. If rates go up, more of your payment will go towards interest costs, which means it may take longer to pay off your mortgage.

Often, variable rates are lower than fixed rates, because youre taking on some of the risk if rates change. If your budget is tight or youre concerned that rates may rise in the near future, you may wish to choose a fixed rate mortgage. If youve got some flexibility in your budget, you may be better off with a variable rate mortgage.

Cant decide? Not a problem. Both of Manulife Banks mortgage products allow you to divide your debt between fixed and variable rates.

Dont Do Anything Crazy With Your Finances

Once a mortgage pre-approval is received, its very important that a buyer doesnt do anything crazy with their finances. There are several reasons why a mortgage can be denied after a pre-approval is issued. A buyer who goes out and buys a shiny new car can potentially be costing themselves the home theyve been pre-approved for.

Offset Interest Rates And Current Account Mortgages

So far, the focus has been on mortgages that are variations on a simple theme. You borrow a set amount of money, you pay back a certain amount every month, and your debt is the amount you borrowed minus the repayments you’ve made. So far, so straightforward.

However, for ultimate flexibility, there are mortgages specifically designed to allow you to use them as a place to put your savings. They still come in variable or fixed deals as described above, but with a twist…

Offset mortgages

An offset mortgage keeps your mortgage debt and savings in separate pots with the same bank or building society. But the big difference is your cash savings are used to reduce or ‘offset’ the amount of mortgage interest you’re charged. Here’s an example:

  • If you’ve a mortgage of £150,000 and savings of £15,000, then you only pay interest on the difference of £135,000.
  • Your rate of interest stays the same every month. But your savings pot acts as an overpayment, wiping out part of the loan that interest is being charged on every month. This will help you clear the mortgage early.
  • As you’re repaying more quickly, it’ll cost you less overall. The most important point is the money can be withdrawn whenever you want with no problem .

Offsets are a good way for your family to help you cope with your mortgage, if they have savings and you don’t, but they don’t want to necessarily part with their cash.

What Is A Tracker Mortgage

A tracker mortgage goes up and down with the Bank of Englands base rate. For example, you can have a tracker that is base rate plus 2%, meaning the interest you pay will always be 2% above the Bank of England base rate.

Tracker rates can be for the entire length of the mortgage, or just for an introductory period after which the rates revert to the lenders standard variable rate .

This type of mortgage can sometimes present the best value option. Its also the most transparent you know that if the base rate increases by 0.25%, so will your repayments. On the other hand, if the base rate falls, anyone on a tracker mortgage will see their repayments fall too. This is important, because lenders have been accused of not passing on discounts to customers on standard variable mortgages when the base rate has fallen in the past.

However, because the base rate can change, a tracker mortgage is still unpredictable. If youre on a tight budget, you may prefer to choose a fixed rate mortgage instead.

Know How Mortgage Interest Rates Work

Which Type of FHA Loan is Best?

The price you’ll pay to borrow the money for your home, the interest rate, is another key to choosing the best mortgage loan. Mortgage rates move a lot in fact all day, every day that the bond market is open. Without going all Wall Street on you, here’s what you’ll want to know: You can lock in your loan’s interest rate over the long term, or let it move with the market and adjust once a year.

A guaranteed-for-the-life-of-the-loan fixed-rate mortgage may start out a little higher than the go-with-the-market adjustable-rate mortgage, or ARM. But the lower ARM rate that resets once a year after an initial term of three, five, seven or 10 years, can go anywhere up, down or sideways.

You can lock in your loan’s interest rate over the long term, or let it move with the market and adjust once a year.

Pataky says to ask yourself, “what are your intentions for this house?” Are you on a five-year plan and then expect to move up to a better house or across the country?

“So you start with, ‘what’s the I plan to stay in this property, or retain a mortgage on this property,'” Pataky says.

If you are certain you’ll move, refinance or pay off the mortgage before the guaranteed rate on an ARM expires, the adjustable-rate mortgage may be a good option. However, if you live in the house for seven years and decide you want to stay in the home, interest rates available for a refinance into a fixed rate loan may be considerably higher by then.

Other Types Of Mortgage

If youre not just buying a home for yourself but need a mortgage for some other reason then youll want to find out about some of the other types of mortgage available. We cover those below along with the various types of residential mortgage too.

  • Residential mortgages
  • Commercial mortgages
  • Buy-to-let mortgages
  • Most mortgages are used to buy homes, but other kinds enable you to buy property to let, or business premises such as offices or shops. The other big difference is how you repay your loan. This quick introduction will help you find the right kind for you.

Can I Take The Mortgage With Me If I Need To Move House Within The Term

If you think you might move during the incentive period of the mortgage, you need to look for a mortgage deal that allows ‘porting’. This just means that you can move the mortgage to another property without incurring an early repayment charge.

A deal that allows porting can be attractive if you want a long-term, low-rate incentive period, but aren’t 100% sure you’ll want to stick with the property for the length of the deal.

Not all mortgages are portable and allow you to move them to a different property. Even if your deal is portable, it doesn’t guarantee the lender will let you move it. It can refuse your application to port for many reasons for example, if it doesn’t like your property, you can’t prove your income, your income’s changed or you’re in arrears.

The Best Type Of Home Loan

There is no right answer to the question, Which type of home loan is best?

In fact, the best answer is, it depends.

No two home buyers are alike, so its up to you and your loan adviser to choose the mortgage program that works best for you.

Todays buyers are fortunate to have access to a wide variety of loan options. Below, you can get started figuring out which loan program might be your best option.

At the end of the day, you want something that will help you buy a house affordably. How you get there is secondary.

Pros Of 30 Year Fixed Mortgages

One of the biggest reasons why 30 year fixed mortgages are so popular and one of the advantages of them is the fact that the payment is affordable when comparing to a shorter termed mortgage, that wont change over the life of the loan.

Another advantage of 30 year fixed mortgages is that they can be obtained with small down payment percentage. For example, a 30 year FHA mortgage can be obtained with a minimal 3.5% down payment, which is why its one of the most popular ways to buy a home with very little money.

Traditional Mortgage Versus A Fha Loan

If you are buying a house for the first time or you have not had a mortgage in three years, you may qualify for an FHA loan. The FHA loan can help you with closing costs and may reduce the amount that you need to put down to buy a home. The choice you make here really depends on your current situation. In many ways, saving up for a down payment and putting down twenty percent can demonstrate to yourself that you are ready for the financial responsibility of taking on a home. This does not mean that you should rule out an FHA loan or other first-time home buyers assistance. If the market makes it a good time to buy, you should take advantage of it, as long as you can truly afford the home.

Choosing The Term Of Your Loan

What Type of Mortgage is Best for me? Amintro

It is important to carefully consider the term of your loan. This will determine the size of your mortgage payment. The shorter the term, the less interest you will pay over the life of the loan. A shorter term does mean a higher monthly payment. Take the time to compare the different terms and payment amounts as you consider the term of your loan. If you get a shorter term loan, you can pay off your home more quickly and free up your money to invest and spend on other things, as you get closer to retirement. When you are considering your monthly payment amount, you should also consider property taxes and homeowners insurance. If you put down less than twenty percent you will need to pay PMI, as well. This will cause your monthly payment to go up.

    Types Of Adjustable Rate Mortgages

    • Hybrid ARMs A hybrid ARM is a mix between a fixed rate mortgage and an adjustable rate mortgage. This type of mortgage will have a specified amount of time in the beginning of the term where the mortgage rate is fixed and once that time has elapsed, the rate will begin to adjust. For example, a 5/1 Hybrid ARM will begin with 5 years of a fixed rate followed by the rate adjusting on an annual basis according to an index plus a margin.
    • Interest Only ARMs An ARM with an interest only period allows a buyer to pay only interest for a certain number of years. This means a buyer will not pay anything towards the principal mortgage balance. For example, a 5/1 Interest Only ARM would begin with 5 years of payments going towards the interest and once the 5 years elapsed, it would readjust annually from that point forward.

    Cons Of Adjustable Rate Mortgages

While its possible that an adjusted rates can be lower than the initial rate of an ARM which is a benefit, it also can be the opposite. One of the biggest negatives to adjustable rate mortgages is the chance that the interest rate can significantly increase when comparing to the initial rate of the ARM. An increase in the mortgage rate can create financial stress on a buyer and also can make it extremely difficult to budget and plan for the future.

Another drawback to some adjustable rate mortgages are the pre-payment penalties that some have. If youre planning on buying a home with an ARM, its important to find out whether or not there are pre-payment penalties for the specific ARM youll be obtaining.

Should I Consider An Offset Mortgage

Which Kind of Mortgage is Best for YOU?

An offset mortgage is when your lender takes into account how much you have in a savings account with them, and knocks that amount off the debt that they charge interest on. For example, if you have £10,000 in savings, and a £100,000 mortgage, you would only pay interest on £90,000.

This type of mortgage can help you to reduce the amount of interest you pay on your loan. It also gives you the flexibility to pay off more of the mortgage when you have more money, but then to reduce your payments when you need a bit more to spend.

The downside of an offset mortgage is that you wont earn interest on the savings that you have with the lender. They also tend to have slightly higher interest rates. Find out more about offset mortgages, the pros and cons and how they work.

What If I Want To Buy With A Friend

Some friends or siblings club together to buy a property normally lenders allow up to four people to get a joint mortgage. Pooled salaries will increase your buying power, but remember you are jointly and severally liable for the mortgage.

You need to consider what would happen if one of you wanted to sell your share or lost your job. The lender won’t care if three out of four of you paid your share. It’ll want its money and will pursue all of you for the debt. In reality, it’s likely to put more effort into chasing the person who is still working than the person who isn’t.

Buying with other people isn’t something to be taken on lightly. Once you take on a mortgage together you’re financially linked your friend’s credit rating will now affect yours and even a partial missed payment will go on all your credit files. Don’t do this without sorting a legal contract between you covering all the ‘what if’ possibilities and what your rights are.
