Fannie Mae and Freddie Mac created the HomeReady and Home Possible Loan Programs to compete with low down payment mortgages. Gifted down payment funds can be used for 100% of the required 3% down payment.

Low Down Payment: Fha Loans
The FHA mortgage is a bit of a misnomer because the Federal Housing Administration doesnt actually lend money.
Rather, the FHA sets basic lending requirements and insures these loans once theyre made. The loans themselves are offered by nearly all private mortgage lenders.
FHA mortgage guidelines are famous for their liberal approach to credit scores and down payments.
The FHA will typically insure home loans for borrowers with low credit scores, so long as theres a reasonable explanation for the low FICO.
FHA also allows a down payment of just 3.5% in all U.S. markets, with the exception of a few FHA approved condos.

If you arent eligible for VA or USDA zero-down loans and dont have the cash for a down payment or closing costs, a down payment assistance loan is your next best bet. The U.S. Department of Housing and Urban Development provides funds to all 50 states to contribute to down payment programs.
DPA funds can be used to cover the low-down-payment requirements of loans offered by Fannie Mae, Freddie Mac and the Federal Housing Administration . For example, the Fannie Mae HomeReady® program only requires a 3% down payment, which could come from a DPA program offered in your area. There are typically two ways youll receive DPA money: as a grant, or as a second mortgage. Here are the basics of how each works:

Yes and No. In Canada it is still possible to finance 100% of a property’s value if you know the rules and criteria. BUT… you need excellent credit history and reliable employment. Here’s how to purchase a home with zero-down payment.
In Canada, the current maximum financing available on a property is 95% of the purchase price, meaning you must come up with the other 5% plus closing costs. However, it is possible to borrow or otherwise acquire the minimum down payment of 5% in order to synthesize a no down payment mortgage.
Prior to October 31, 2012, there were a handful of lenders that would give you cash-back-for-down-payment, and roll that extra money into your mortgage and recoup it by charging you a higher interest rate over a 5-year term – but that option is now gone. The remaining option is called Flex Down, which is the option to borrow the down payment portion from your bank or from a lender or someone else *not related* to the sale of the property. How Can I Save Money For A Down Payment
Down payment assistance programs help first-time and low-income buyers afford a home. Each program has specific eligibility requirements.
Some loans are flexible and accept down payments entirely funded through gifts, grants, and loans. You may not have to contribute your own savings. This includes DPA funds and assistance from family or friends.
Otherwise, the best way to save is with a comfortable budget and savings plan. Determine which loans youre eligible for and their down payment requirements to set a goal. Consider how much you can save each month to determine your home-buying timeline.
Seller Concessions Agent Credits Lender Credits
Did you know that you can receive funds from the seller, real estate agents, and lender for your purchase?
You cant use these funds toward your down payment, but you can use them to cover closing costs. And if you cover all your closing costs, that makes coming up with a small down payment easier.
These funds are called interested party contributions, or IPCs, because a person or entity that is giving the funds also benefits when selling the home.
Why would these parties give toward your home purchase? Simply because they want the home to sell. Paying a few thousand dollars is often worth it.
For conventional loans, interested parties can contribute up to 3% of the sales price when the down payment is 10% or less. For FHA loans, IPCs can be has high as 6%.

Seller concessions are part of these closing costs that the seller agrees to pay. They may cover part of all of the closing costs. Some possible costs include:

Example: How To Calculate Your Minimum Down Payment
The calculation of the minimum down payment depends on the purchase price of the home.
If the purchase price of your home is $500,000 or less
Suppose the purchase price of your home is $400,000. You need a minimum down payment of 5% of the purchase price. The purchase price multiplied by 5% is equal to $20,000.
If the purchase price of your home is more than $500,000
Suppose the purchase price of your home is $600,000. You can calculate your minimum down payment by adding 2 amounts. The first amount is 5% of the first $500,000, which is equal to $25,000. The second amount is 10% of the remaining balance of $100,000, which is equal to $10,000. Add both amounts together which gives you total of $35,000.
Tips For Covering Extra Home Buying Costs
So how do you pay for these extra costs? There are a number of ways.
Gift funds. You can receive gift funds from a family member, non-profit, church, employer, down payment assistance program, or other approved source. Most loan types let you use gift funds to cover closing costs.
Second mortgages. If your first mortgage doesnt cover enough of the upfront funds needed, you can get a second mortgage. Fannie Mae sponsors a program called Community Seconds® that allows you to receive additional financing to cover your down payment and closing costs from a municipality, non-profit, employer, or another affordable housing program. You can borrow more than the home is worth in some cases, and use that extra amount to cover closing costs.
Lender credit. Lenders can issue a credit toward closing costs if you choose a higher-than-market interest rate. For example, if rates are around 4.0%, you could take a rate of 4.25% and receive thousands of dollars toward your closing costs straight from the lender.
Seller credit. When sellers really want to sell a house, they will offer a seller credit. They include in the purchase contract an agreement to help the buyer with closing costs. Sellers can typically offer between 3% and 6% of the homes purchase price to cover the buyers costs. These funds cant be applied to the down payment but can reduce or eliminate any need to come up with closing costs.

All you need is a credit score of 580 to get an FHA loan combined with a lower down payment. However, youll have to make up for it with a larger down payment if your credit score is lower than 580.
