Canceling Mortgage Insurance Automatic

The termination date is the date on which the principal balance of the mortgage is scheduled to reach 78% of original value. The lender must automatically cancel the mortgage insurance on the termination date.

The lender is not required to determine the actual principal balance based on actual payments. The principal balance is determined from the amortization schedule. A borrower cannot advance the termination date by making additional payments to lower the principal balance of the mortgage.

It doesnt matter if the current value of the property has declined below the original value. Lenders are not allowed to require a borrower to pay for a property valuation as a condition to cancel mortgage insurance.

The borrower must be current in making payments. If the borrower is not current on the loan on the termination date, the HPA requires that mortgage insurance automatically terminate on the first day of the first month beginning after the date that the borrower becomes current on the loan.

Canceling Mortgage Insurance By Request

The cancellation date is the date on which the principal balance of the mortgage reaches 80% of original value. The principal balance is based either on the current amortization schedule or the actual payments. A borrower may make extra principal payments that advance the cancellation date. Lets take our previous example of a $300,000 loan amount and assume this is a one-unit primary property. Recall that you can request mortgage insurance termination when you reach 20% equity and it auto cancels at 22% equity.

    On a 30-year fixed loan there are nine payments between the time you cross the 20% threshold and when the payments would auto cancel after breaking through the 22% barrier. If you had a mortgage insurance rate that was 0.5% of your loan amount, your savings would be $1,125. If you had a 1% mortgage insurance rate, you would save $2,250 in mortgage insurance payments over those 9 months.

    What Are The Payments That Qualifies For Mortgage Interest Tax Deductible

    The mortgage interest deduction may not be what you think it is. Its not just the interest part of your monthly payment that qualifies for the mortgage interest deduction.

    How To Cancel Early

    The first step to cancellation is to call your lender. Your lender will probably request that you send a written request for cancellation, and will give you an address to which you can send it. To cancel early, you must be current on your mortgage payments and you must have no recent missed payments.

    Danielle Pennington, loan officer with the Wolcott, Connecticut office of BestWay Mortgage Corp., said that it is possible to cancel early, too, hit the 80 percent mark earlier simply by paying additional money toward your mortgage’s principal balance each month.

    This will get you to that 80 percent mark in fewer months.

    “It’s amazing how quickly even an extra $50 a month can lower the balance of your loan and, therefore, increase the equity you have,” Pennington said.

    Now that you know how PMI works, you’ll be in a better position to understand what it takes to lower the monthly PMI payments. The better your credit score and the bigger the downpayment for the mortgage, the better your equity will be.

    Opt For ‘guaranteed Premiums’ As This Means The Monthly Cost Is Fixed

    If you got your FHA loan prior to May 31, 2009, you can receive lower MIP rates via an FHA Streamline Refinance.

    Eligible candidates receive annual MIP of 0.55% and reduced upfront MIP of 0.01% .

    Thats a savings of $3,480 upfront and $50 per month on a $200,000 loan.

    Youd need a perfect payment history for the past three months to qualify.

    Should You Choose Lender Paid Pmi

    The bigger question here might be should you choose lender paid PMI? Does it make sense to take the higher interest rate in exchange for the premiums being paid for you?

    The answer is that it depends on the situation.

    If you know you are only buying the home for the short-term, it might make sense. The lender pays the lump sum for the insurance. In exchange, you pay a higher interest rate, but only temporarily. If you know you will move in the next 2 years, you take the higher interest rate, but dont waste money on PMI each month.

    If you know youll live in the home for a long period of time, lender paid PMI might not make sense. The longer you keep the loan, the more interest you pay. If you opted to pay the PMI yourself, you may have been able to cancel it a few years down the road when you owed less than 80% of the homes value. The only way out of it is to refinance, which may be a good option, but that costs you money too.

    In the end, you cant cancel lender paid PMI. But there are ways around it. Make sure you look at all of your options and look at the big picture. In other words, figure out how much the loan will cost you over its lifetime. Does it make sense to have the lender pay the PMI or should you just pay it and request cancellation at the first opportunity to do so? This is the question you must ask yourself.

    Mortgage life insurance policiesalso called mortgage protection life insurance or mortgage protection insurance policiescome in two basic forms. The first one is a declining payout policy, where the policy size decreases proportionally as the mortgage loan drops. Therefore, the closer it is to zero, the payout drops, too. The other type of mortgage life insurance is called level term insurance. With this kind of policy, the payout doesn’t decrease.

    How To Avoid Lender

    Another option is for your lender to pay your mortgage insurance premiums as a lump sum when you close the loan. In exchange, youll accept a higher interest rate. You may also have the option to pay your entire PMI yourself at closing, which would not require a higher interest rate.

    Depending on the mortgage insurance rates at the time, this may be cheaper than BPMI, but keep in mind that its impossible to cancel LPMI because your payments are made as a lump sum upfront. If you wanted to lower your mortgage payments, youd have to refinance to a lower interest rate, instead of removing mortgage insurance.

    Theres no way to avoid paying for LPMI in some way if you have less than a 20% down payment. You can go with BPMI to avoid the higher rate, but you still end up paying it on a monthly basis until you reach at least 20% equity. In that case, youre back to the original amount from the BPMI scenario.
