What Types Of Mortgages Can You Apply For Online

There are also variable-rate mortgages. These mortgages change based on the current interest rates. They can increase when rates are rising and drop when rates decline. Often you can lock in variable-rate mortgages after five or seven years. These are good mortgages to use when interest rates are falling. The Buyer Lost Income Or Piled On Debt

A home buyers ability to repay its mortgage gets based on Debt-to-Income. DTI is the amount of debt a buyer has compared to their income.

Mortgage approvals cap a buyers debt-to-income ratio near 50 percent.

If the buyers debt rises but their income stays the same, the pre-approval may get revoked at the point of purchase.

Smart buyers do their homework. They estimate a price range for a house before they shop. You can do this with a mortgage prequalification or a preapproval.

A free mortgage prequalification lets you know roughly how much you can borrow, based on basic financial data you provide.

There is no fee or obligation and no credit check involved.

A pre-approval involves a more detailed look at your data and is based on a preliminary review of your credit information. It tells a real estate agent and seller that you’ve been preapproved up to a specific loan amount. With a preapproval, there may be a fee for the cost of the credit check.

Because it is based on more detailed information and an actual credit check, a preapproval has greater benefits than a prequalification.

With a preapproval, you’ll be able to shop confidently because you have an estimate of how much you may be able to borrow, and your real estate agent will know your approximate price range to search.

Getting preapproved or prequalified can help you estimate your price range.

However, it’s important to remember that neither one is a commitment to lend.

Get It Done In Minutes

Pre-approvals are free. Your lender will need to qualify you for a mortgage at some point anyway, so it helps them to get started early.

If you have your documents together, you can even get a pre-approval within minutes online. It can take a couple of days if you need extra documentation.

Watch: Here are trends you can expect in the housing market this year. Story continues below.

There are plenty of benefits to getting pre-approved and theyre not just financial. Here are the five biggest advantages.

Helping you set a home-buying budget: While you might have a dream budget in mind, a pre-approval gives you a firm upper limit on what you can afford. This allows you to focus your house-hunting efforts on areas and properties within your means.

Knowing the rate you can qualify for: Not everyone qualifies for the lowest advertised rates. A pre-approval tells you what rates youre eligible for given your needs and financial situation.

Calculating your mortgage payments: A pre-approval not only tells you what rate and amount you qualify for, it also shows how much your monthly mortgage payment will be. This lets you know how much of your monthly income youll need to set aside for your mortgage and helps with budgeting.

You’ll Have A Better Chance Of Getting An Offer Accepted

When you find a home you love, you want to have the best chance possible of your offer being accepted by the seller. That means you want to come across as a well-qualified borrower who can get a home loan and follow through with the purchase.

Most sellers won’t entertain offers without proof you can afford the property. This includes obtaining a pre-approval from a mortgage lender. Since it can take time to get pre-approved, you’ll want to have your pre-approval letter ready to go when you find a house you love. If the seller requires pre-approval, you could miss out on the property if another buyer submits an offer with a guarantee from a mortgage lender before you even get your pre-approval in hand.

By doing the work up front to get pre-approved, you’ll make your life a lot easier during the home-buying process. You won’t waste your time, fall in love with a home that’s out of your price range, or miss out on your perfect property because you haven’t lined up your loan.

What Kind Of Offer Do Sellers And Real Estate Agents Prefer

Theres more to a home purchase offer than the amount. For sellers and realtors, these are the most attractive types of offer, ranked:

  • All-cash offers
  • Offers with a mortgage pre-approval letter
  • Offers with a pre-qualification
  • All other offers
  • If all other things being equal you are in competition with another prospective buyer whos higher up on that list than you are, you may have to sweeten the deal by beating their offer with a higher offering price.

Prequalified Mortgages Vs Preapproved Mortgages: Which Is Best For You

Now that you know what the difference is between prequalified mortgages and preapproved mortgages, you have to decide which route youll go as you embark on your homebuying process. When a buyer gets a preapproved mortgage from a lender, it sends a clear signal to the seller. They know now that you are a real contender. Your offers have real meat on the bone and should be considered.

You are a qualified buyer when you have a home loan preapproval. The bank has done its due diligence and they are ready to lend you money. The buyer now understands that you do not have to make an offer contingent on financing.

A preapproved mortgage will lock in your interest rate for a set time period while you house hunt. You know exactly how much you can spend and you know what your monthly mortgage payments will be thanks to your mortgage preapproval estimate. You are in a much better position to buy the home you want with a mortgage preapproval letter in your hand.

If youve got bad credit, however, your chances of getting mortgage preapproval are slimmer. If a lender is willing to offer you a preapproved home loan, your interest rates might be higher than normal. You might even have a hard time qualifying for FHA mortgage preapproval if your credit score is somewhere below 500. Sometimes borrowers with poor credit have to pay a higher down payment.

I am a 50 yr old woman who is coming out of a 30 yr marriage, I have a part time job that guarantees me 28-30 hours per week, I have had this one and only job, 14 months. Can you recommend any low income/first time home buyers programs in the Central Georgia area for me ?. I have good credit, low debt , and approximately 10 % down for a $55,000 for a home. Please point me in the right direction?

  • Colin Robertson

    Hi Katherine,

I am not familiar with loan programs in the state of Georgia, but perhaps contacting a local HUD-approved housing counselor might be a good starting point. Or the Georgia Department of Community Affairs. The lack of employment history could be a problem, but the more time that goes by the less thatll be a concern. Good luck!

  • Colin Robertson

    Hi Veronica,

If the 3 pre-approval letters are from three different lenders you may have a problem. If theyre all from one lender you may want to shop around a bit more and/or determine whats going with your credit and try to clean it up before reapplying to avoid the same result over and over again.

I have a question? If your pre approve for a certain amount on a new construction loan but before you sign any document you decide you want to add upgrades can the amount on the loan be change. example if the house is $240,000 but the upgrade will bump it up too $260,000?

  • What’s The Difference Between Mortgage Preapproval And Prequalification

    Get Pre

Mortgage preapproval and prequalification are similar steps in the homebuying process. They’re both ways for lenders to tell you what the terms of your mortgage could be, but they have some key differences.

When you apply for prequalification, you’ll tell a lender information such as your income and credit score. But you don’t have to provide any official documents, and the lender won’t perform a hard credit inquiry .

Mortgage prequalification isn’t as thorough of a process as preapproval, so your results won’t be as precise. Once a lender gets hold of your financial records and credit score through a preapproval, they can give you more accurate numbers.

Prequalification takes place before preapproval in the homebuying process. You’ll probably apply for prequalification if you’re just starting to consider buying a home, and you’ll apply for preapproval once you’re ready to shop for homes.

That preapproval requires official documentation and a hard credit inquiry, which affects your score. Preapproval letters are only valid for two or three months, so if you’re still a ways out from buying, start with prequalification to get a general idea of what buying a home could mean for your finances.

Many homebuyers apply for prequalification, then preapproval, then approval.

    Signing A Purchase Agreement

Once the home buyer and seller have come to an agreement on the sale price and other details of the transaction, theyll sign a purchase agreement. This is also referred to as the real estate contract.

The purchase agreement is usually finalized after mortgage pre-approval, house hunting, and the other steps mentioned above. With a signed purchase agreement, you can then go back to your lender to complete the mortgage process. So lets talk about that process next.

    Why Should I Get Preapproved

In todays housing market, it will be difficult to get a seller to consider your offer unless you have a mortgage preapproval . There are simply too many buyers for sellers to be willing to take a chance on one who hasnt at least talked to a lender about getting a mortgage.

Another important reason to get preapproved: It gives you an idea of how much home you can afford based on how much money a lender is prepared to let you borrow. This can save you time during house hunting by eliminating properties out of your price range.

    Put Your Documents Together

To determine your eligibility for a mortgage, a lender will want to see your pay stubs, tax returns, W-2 forms, and proof of funds for your down payment. A lender will also do a hard , which will have a small impact on your credit score.

When you’re getting a mortgage when self-employed, be prepared to provide a two-year history of earnings to show lenders your long-term averages.

If you have your paperwork in order, you can get preapproved quickly. Many mortgage lenders offer preapproval to buyers within 24 hours of a mortgage application submission. Some online-only lenders, such as Quicken Loans and Better Mortgage, say they provide preapproval in minutes.

Preapproval letters are typically valid for 60 to 90 days. Most lenders will allow you to get an extension, but you may need to resubmit some documents.

Other documents you should check off your preapproval checklist are:

    • A driver’s license or U.S. passport
    • A Social Security number or card. If not a U.S. citizen, a copy of the front and back of your green card
    • Verification of employment

    Find The Best Mortgage Lender

Todd Sheinin, chief operating officer at Homespire Mortgage, a lender in Gaithersburg, MD, recommends applying for mortgage preapproval with at least three lenders.

If you’re denied a loan, find out why and then take steps to address the issue. You may need to pay off credit card debt or buff up your down payment funds to get preapproved. Some types of loans are designed for low-income homebuyers or first-time homebuyers. VA Loans typically require no down payment.

A no from one lender does not mean you’ll be turned down everywhere, but it is often a sign your finances need some work, and you may not qualify for the best loan terms. Lender shopping can also lead to significant savings.

According to the Consumer Financial Protection Bureau, rates offered to a borrower with good credit on a 30-year fixed conventional mortgage can vary by more than half a percent.

The Value Of Your New Build Could Go Up By The Time You Take Possession

My wife and I were lucky in that our pre-construction home rose in value by the time we moved in, but it doesnt always work out that way. When you consider how long you have to wait before you actually get possession of your home, the housing market will likely look very different, so it is hard to anticipate what the future value might be. Nowadays, builders factor in an increased value by the time the construction is complete, and, in some cases, like condos that are just being finished in big cities, the value can actually go down, Haw cautions. It really depends on the project and where it is being built.
