Under the scheme, eligible homebuyers chosen to participate can apply for a loan with a deposit as small as 5% and wouldnt need to pay for LMI if the lender approves the loan. The Government essentially guarantees the additional amount needed to reach a 20% deposit.
First home buyers with an annual income of up to $125,000 are eligible. Keep in mind that this scheme is only available to 10,000 first home buyers each year, which up to now has represented a relatively small fraction of the market. How To Get Rid Of Pmi

Your letter should be sent to your mortgage servicer and include the reason you believe youre eligible for cancellation. Reasons for cancellation include the following:

First, you should understand how PMI works. For example, suppose you put down 10% and get a loan for the remaining 90% of the propertys value$20,000 down and a $180,000 loan. With mortgage insurance, the lender’s losses are limited if the lender has to foreclose on your mortgage. That could happen if you lose your job and can’t make your payments for several months.
The mortgage insurance company covers a certain percentage of the lenders loss. For our example, lets say that percentage is 25%. So if you still owed 85% of your homes $200,000 purchase price at the time you were foreclosed on, instead of losing the full $170,000, the lender would only lose 75% of $170,000, or $127,500 on the homes principal. PMI would cover the other 25%, or $42,500. It would also cover 25% of the delinquent interest you had accrued and 25% of the lenders foreclosure costs.
If PMI protects the lender, you may be wondering why the borrower has to pay for it. Essentially, the borrower is compensating the lender for taking on the higher risk of lending to youversus lending to someone willing to put down a larger down payment.

Like most insurance policies, there’s a premium. Premium” is just insurance-speak for cost.” That cost can be many thousands of dollars. For example, if you were buying a $500,000 home with only a 5% down payment , your mortgage default insurance premium would be $19,000. That’s calculated by multiplying the “rate” of the insurance by the amount being borrowed. The rate is set by the mortgage default insurers and depends on how large your down payment is, relative to the price of the home. For down payments of 5%, the rate of the current insurance premium is 4%. So we multiply 4% by the amount being borrowed to get $19,000.
That’s a lot of money, and most people don’t pay for that out of pocket. Instead, they add it to their mortgage. So instead of owing $475,000 on their mortgage for a $500,000 home, they start by owing $494,000.

What Happens To My Pmi If I Refinance
Great question! Remember that to avoid PMI your loan-to-value ratio must be 80% or less. If your home has appreciated since you bought it, you may be closer to the 80% ratio than you think. You can also make improvements to the home to increase its value and by extension lower your loan-to-value ratio. The basic principle is this: if you owe the same amount as you did before the re-appraisal but your home is suddenly worth more, your loan-to-value ratio has gone down.
If the value of your home has gone up, refinancing to get rid of PMI might be the right move, but youll need to consider the cost of the refinance itself. Thats because refinancing comes with the expense of a new appraisal and a new set of closing costs.
We hope it goes without saying, but well say it anyway: before you commit to a costly refinance, check your home equity and see if youre already eligible for PMI cancellation. And remember, you can also refinance from an FHA loan to a conventional mortgage if you want to avoid MIPs.
No one actually likes paying for mortgage insurance but for many people its the only way to secure a mortgage and get on the property ladder. If youre in an area where its much cheaper to buy than rent, financing a home purchase even if youll need PMI can save you money in the long term.
