How to estimate affordability
To estimate mortgage affordability, lenders will use two standard debt service ratios: Gross Debt Service and Total Debt Service . According to the Canadian Mortgage and Housing CorporationÂ¹Note 1:
– GDS is the percentage of your monthly household income that covers your housing costs . It should be at or under 35% of your pre-tax household income.
– TDS is the percentage of your monthly household income that covers your housing costs and any other debts . It should be at or under 42% of your pre-tax income.

Fha Loan Examples: How Much Money Youll Need
To give you a more concrete example of how much money you need for an FHA loan, we ran the numbers for two home values: $200,000 and $400,000.
Depending on where you live, $400,000 may sound a lot or a little. But, in the third quarter of 2021, the median home price nationwide hit $404,700. And you can borrow more than that with an FHA loan, providing you qualify.

With a 15-year mortgage at a 3% interest rate, your monthly payment could be around $2,200 . To manage that payment, youd need to be earning at least $8,800 as your monthly take-home pay .
So, to buy a $400,000 home, youd need to be earning a take-home salary of more than $105,000 per year . Keep in mind, youd actually need more than that after you add the cost of property tax and home insurance into your mortgage.
