Finance For Buying Land And Building A House

CAN I AFFORD TO BUILD A HOUSE | Construction Mortgage Secrets Revealed

Buying the land to build your house is likely to be one of the most expensive items in the overall construction cost. However, securing a construction loan is already quite complex, and, if you can, it makes sense to buy land separately from your construction loan.

The best way to do that is to buy the land up front. However, its also possible to arrange a separate loan to finance a land purchase. If you buy land rather than an existing house, because you want to build from scratch, then youll probably need a land loan. And that raises more problems than getting a normal mortgage. For one thing, theres no home to act as collateral for the land loan.

The terms of a land loansuch as down payment and interest ratewill depend on the intended use of the land, since this is directly linked to the banks risk exposure. In this way, getting land loans is always trickier than buying an existing house, since an existing house gives the bank immediate, tangible collateral, whereas new construction has more moving parts that can go awry.

For most people looking to buy land and build a house, the best way to arrange a loan is to use it to purchase a build-ready lot with the intention to start construction of a primary dwelling right away. There are things that could go wrong, cause delays, or increase costs along the way, but the timetable is still manageable in the banks eyes. The required down payment will typically be in the 15% to 25% range.

Different Types Of Unusual Properties

A standard or traditionally constructed house is one made of bricks and mortar or stone, with a slate or tiled roof.

A non-standard home is one that isn’t made of brick or stone and doesn’t have a tiled roof. As such, there’s a broad spectrum of unusual homes

Flats

While a flat may not seem in the least unusual, there are a number of types of flats a lender may wish to avoid.

A studio flat for example may be considered non-traditional. If it’s too small to house a separate kitchen and bathroom a lender may not lend on it.

High-rise flats in blocks above four or five storeys may also be considered unmortgagable due to building methods – such as concrete or prefabrication – and the risk of them being pulled down.

Listed properties

Listed buildings can also come under the umbrella of homes of non-standard construction, which may make it harder to borrow money to buy one.

Once you buy a listed building you have a responsibility to maintain it , so if a lender doesn’t think you can afford this they may also decide not to lend to you.

Concrete

There are many pre-fabricated, concrete homes up and down the UK, usually dating from the 1950s when quick, affordable housing was needed.

One of the most common examples of this is Wimpey no-fines homes – concrete houses thrown up in great number as social housing after the Second World War.

This meant that mortgage lenders refused to accept these homes as security for a loan.

Listing A Primary Residence

I you bought the house years ago and recently decided youre interested in listing your house on Airbnb, you will want to get in touch with your lender and inform them of your plans.

Kate and I did this. We planned to rent out the bottom floor of our home. It had a separate entrance and we built some walls to close off the bottom floor from the rest of the house.

If youre still planning to live in the home while listing a portion of your home, chances are your mortgage company will have no issues with this arrangement.

However, if you plan to move out of the house and list the entire property, your mortgage company may take issue with this. When they issued you the loan to buy your house, they did so with the assumption that the wages from your full time job would pay for the loan.

So of course, check with your lender, but also seriously consider continuing to live in the home to increase your chances of approval.

Self Build Mortgage Interest Rates

Interest rates on a self build mortgage are higher than standard house purchase/remortgage rates and typically vary from 4-6% per annum. The arrangement fees also vary depending on the broker or lender. You may be tied into the lender for between one and three years, again lender and product dependent.

Once the property is habitable and this has been confirmed by a RICS qualified surveyor and issue of the building control completion certificate, some lenders permit the borrower to switch to a lower rate of interest during the tie-in period without incurring penalty interest.

The Types Of Animals You Can Own Depends On Where You Live

If you buy a property with no HOA or local restrictions, you may be able to raise horses, cows, goats, pigs, and chickens to your hearts content.

But some areas will restrict the types of animals you can keep. My HOA allows us to have chickens, goats, and horses, but not cows. That was fine for my family, but if you want to keep a certain type of livestock, make sure you know the local regulations before you buy.

A few other animal-related questions to consider for your hobby farm:

  • How will you water the animals?
  • Where will they sleep?

Lower Equity Adds Risk

Additional monthly debt repayments lower your cushion against surprises like unexpected repairs or a sudden job loss. If house prices fall, you could also find that you owe more money for your house than what itâs worth.

Construction Loan Down Payments

Most banks who offer construction financing want to see substantial down payments upfront typically at least 20 percent to 25 percent. However, some lenders have specialized programs that link FHA-insured permanent loans with short-term construction loans. So say you plan to build a house that is expected to be valued at $400,000 at completion on a piece of land you already own. A local commercial bank might offer you a nine-month, $300,000 loan to construct the house figuring $100,000 as the land value and ask for an $80,000 down payment based on the projected appraisal at completion. At the end of the construction period, youd end up with a $300,000 permanent loan.

Can You Borrow Money To Make A Down Payment

VA Construction Loans: How to Build a Home with a VA Loan

Borrowing money to make a down payment is allowed, as long as you provide some of the down payment using the money you already have. The rules about where your down payment can come from are straightforward. Lenders require you to provide a minimum amount from your own resources: 5% of the purchase price up to $500,000, and 10% of the purchase price over $500,000.

If youâre wondering if you can use a home equity line of credit for a down payment, the answer is yes. Any money you borrow thatâs secured by asset, such as a loan secured by your home, RRSP, or life insurance policy, will work. However, HELOCâs are tricky for first-time home buyers, as you can only get one with a minimum amount of equity in a home â typically 20%.

Using other resources, like an unsecured line of credit, is only permitted by some lenders after the minimum has been met. That is to say, once youâve sourced the minimum down payment from savings, you may be allowed to borrow from other sources to increase your down payment. However, carrying debt could put your purchase price out of range if youâre near the top of how much you can afford to buy.

The good news is most Canadians use their personal savings as their primary source of down payment funds. But with mortgage rates in Canada at record-lows, itâs difficult to grow savings without taking on risk. So, is it a good idea to borrow for your down payment? Letâs look at the pros and cons.

However, you’ll still need a self build mortgage in place to make use of this scheme, and you’ll also need a mortgage from a provider registered with Help to Build.

You only get your equity loan and start to pay fees for it after youve built your home, after which the government will pay your mortgage lender the equity loan amount offered to you, and your self build mortgage will automatically switch to a repayment mortgage.

A construction loan draw schedule is a detailed payment plan for the home construction project and details how TD Bank will disburse funds as the project progresses. Once approved and ready to break ground, funds will be distributed based on the draw schedule agreed upon by you and the builder.

“Draws” are payable to the borrower and the builder and can only be used for the building of the home, including flooring, lighting and other permanent fixtures. Not permanent home décor, furniture and other furnishings cannot be financed in the construction loan.

An inspection to verify work completed will be done at each draw request and title updates will be completed multiple times during construction. You can talk to your Construction Loan Servicer for more information.

Is A Self Build Mortgage A Viable Option If I Already Own A Plot Of Land

The short answer to this question is yes, absolutely.

Self build mortgages release funds at specific, identifiable stages during the build, and whilst these may vary from lender to lender, the first stage is always for the purchase of land. By skipping this stage, as you already own the land, you are at a financial advantage in terms of the overall cost of the build and the amount you may need to borrow for a self build mortgage.

Building your own home is a dream shared by many of us. However the reality is theres a lot of work involved. It can also require a significant capital injection from the owners. Due to the risks involved, lenders will usually adopt a more conservative approach to the loan-to-value they will offer for self build mortgages.

Most lenders will offer a LTV of 60%, some will go up to 70% and a few will go as high as 80%. If you already own the land but your capital reserves are low, you can remortgage the land in order to raise initial finance to cover the building costs and bridge the gap between your self build loan and the total cost estimated in your budget plan.

    Is Building A Home Cheaper

If youre focused solely on initial cost, building a house can be a bit cheaper around $70,000 less than buying one, especially if you take some steps to lower the construction costs and dont include any custom finishes.

Can I use my land as down payment for construction loan? And the answer is: Absolutely! We talked to Arbor Financial Mortgage Loan Originator Laurie Brooks to get some more details on just how it works, and she gave us an example. Put simply, if you already own land, the equity that you have in that land can be used as your down payment for your construction loan.

Is it harder to get a construction loan than a mortgage?

    Qualifying for a construction loan

Its harder to get approved for a construction loan than for a typical purchase mortgage, Moralez and Thomas say. Thats because the bank is taking extra risk during the building phase, since there isnt an asset to secure the mortgage. Typical down payments are around 20%.
