Fha 203 Loans Have Two Options
There are two flavors of 203 loan: limited and standard.
The 203 limited loan caps the cost of renovations to $35,000. It can’t be used for structural repairs, such as adding a room or relocating load-bearing walls. There is no minimum cost of repairs.
The 203 standard loan allows for major structural work. Any project costing more than $35,000 must be a standard loan, whether or not it involves structural repairs. Total improvements must cost at least $5,000. A 203 standard loan requires working with a HUD consultant, who manages the project.
Unsecured Personal Loan Or Line Of Credit
You can apply for an unsecured personal loan or personal line of credit through most financial institutions, including banks and credit unions, as well as more expensive subprime lenders. A personal loan is a lump sum that youll repay with interest on a set schedule. The Tax Cuts and Jobs Act changed many of the deductions that were once available to taxpayers. Yet, according to the IRS, the interest paid on home equity loans, home equity lines of credit, and second mortgages may still be deducted from your taxes in many cases.
To deduct loan interest from your taxes, the funds you borrowed must have been used to build or substantially improve the home that secures the loan. All the loans described above are secured loans.

- The cost of renovations up to $40,000
Your mortgage will also need to be covered by an approved mortgage insurer.

How To Refinance Your Home With A Rehab Loan
FHA 203 loans can also be obtained by current property owners hoping to rehabilitate a piece of real estate that they hold within their portfolio. Should you qualify for and proceed with an FHA 203 loan, youll find that a portion of sums borrowed will go towards paying off the outstanding balance on your existing mortgage.
