Before you get too deep into the mortgage application process, its a good idea to take a step back and check your credit reports first. The health of your credit will play a big part in getting a good deal on a home loan, or even getting approved at all.
Start by pulling your credit reports from each of the three major credit bureaus: Experian, Equifax and TransUnion. The easiest way to do this is by visiting annualcreditreport.com, the only website thats authorized by federal law to provide free credit reports once per year.
Next, review your reports to ensure there are no errors or accounts that arent yours listed that may have damaged your credit. For example, review your personal information such as name, address and Social Security number for accuracy. Also check that the credit accounts and loans listed on your reports have been reported properly, including the balance and status. Double-check that there are no mysterious accounts opened, which would signal possible identity theft.
If you find an error, you can dispute it with the bureau thats reporting the incorrect information by visiting its website. Once you submit a dispute, the bureau is required to investigate and respond within 30 days.

After receiving a pre-approval letter from our lender, my husband and I wondered whether they had read the right tax returns. We appreciated the lenders generosity, but ultimately decided on a home that fit comfortably within our budget.
Dont let lenders dictate how much you should spend on a mortgage loan. Lenders determine pre-approval amounts based on your income and credit report, and they dont factor in how much you spend on daycare, insurance, groceries, or fuel. Look for a mortgage lender that is straightforward about the fees it charges and interest rates it offers and is competitive on those costs. Consider how many complaints consumers have made about a lender, but also put that number in perspective by knowing how many loans that lender makes.
If youd rather apply online, look for a lender that makes it easy to do so, including uploading and signing documents. If youd prefer to have a human being walk you through the process, look for a more hands-on lender that gives you the option to meet with a loan officer in person or talk on the phone.

While the amount depends on your budget, the homes price, and the type of loan you have, most financial advisers recommend saving for a 20% down payment. The lender may believe that you are paying too much or may have uncovered liabilities that they did not find in the pre-approval. Also, if you are not able to pay a certain percentage of the cost in a down payment, typically 20 percent, then you may have to purchase mortgage insurance, which increases your costs.
You dont have to stay with the lender that gave you pre-approval, so you can consider applying elsewhere, which is a good idea in any case.

How Does The Mortgage Process Work
The mortgage process begins when you apply. Youll give the lender information about your income and assets, along with supporting documentation such as W-2s, 1099s, tax returns, and bank statements. The lender will check your credit to learn about your debts and determine your debt-to-income ratio.
If you pass the initial approvals, the lenders mortgage underwriter then takes a deep dive into your finances to make sure you can afford the loan youre applying for and decide how much to let you borrow. Once youre approved, the lender produces a bunch of documents for you to sign and have witnessed by a notary. Then, it wires the funds for your new loan, which is called closing.
Decide What Type Of Loan You Want
Youll need to evaluate your options to decide which type of mortgage loan would best suit your needs. A few things to keep in mind include:
Conventional vs. government-backed. There are two main types of mortgage loans. The first is a conventional mortgage, which means its provided by a private bank, credit union or online lender. These loans tend to have fairly strict eligibility requirements and higher down payments.
If your credit isnt in great shape and/or you havent saved up much for a down payment, you may still be able to buy a home through a government-backed mortgage such as an FHA loan or VA loan.
