Between 2015 and 2016, nearly one in three UK consumers chose mortgage products which cost them more than £550 per year. They got more expensive options over cheaper alternatives that were readily available and which they also qualified for. This fee difference amounts to 12.7% of what consumers spend annually on their mortgage.

The remortgage market is more competitive amongst lenders than the first-time buyer market. So only around 12% in that category opted for strongly dominated product choices. About 18% of first-time buyers fall into the strongly dominated product choice category, and well over 20% of mover mortgages fall in this category. Movers who are in a rush often make emotionally driven or time-sensitive decisions. This compromises their ability to obtain the best deal the way a person who is remortgaging can.

About 14% of borrowers in the top credit score quartile secured strongly dominated products, while more than 20% of consumers in the bottom quartile did not. In general, people who are young, including borrowers with low incomes, low credit scores, and limited funds for deposit are more likely to get an unfavourable mortgage deal. If there are factors that make your transaction more complex, you might find it more challenging to obtain a good loan.

How Much Should My Mortgage Be

The main thing you and your lender should care about isnt the total mortgage amount. Rather, you should focus on monthly mortgage payments and whether you can easily afford them.

Lenders use your debttoincome ratio as a measure of affordability. And they see a 36% DTI as an excellent one.

Ideally, that means your monthly debts including the mortgage payment arent more than 36% of your monthly income. But lenders can be flexible, so if your DTI is a little higher, dont worry.

The trick is finding the right loan amount and mortgage program for your situation. Heres how.

What Factors Affect Va Loan Affordability

To calculate how much home you can afford with a VA loan, VA lenders will assess your debt-to-income ratio . DTI ratio reflects the relationship between your gross monthly income and major monthly debts. Our calculator uses the information you provide about your income and expenses to assess your DTI ratio.

There isnt a hard cap on DTI ratio for VA loans. Benchmarks can vary by lender and the borrowers specific circumstances. Buyers whose DTI ratio exceeds 41 percent will encounter additional financial scrutiny, but thats by no means a strict cutoff.

During the VA loan process, lenders gather debt information from credit reports, looking for big or recurring payments. Expenses like groceries, gas and other lifestyle needs typically do not factor into VA loan affordability calculations.

How To Afford A Bigger Mortgage

You can afford a more expensive home by following three simple steps as you prepare to apply for a mortgage:

  • Pay down some debt, especially credit card balances. Not only do you reduce your DTI, but lowering card debt should boost your credit score
  • Save a bigger down payment. The more skin you have in this game, the more lenders like you. A bigger down payment often earns you a lower interest rate and/or better home
  • Work on your credit score. As long as youre paying bills promptly, credit card balances are often the main drag on your score. Each needs to be below 30% of the cards credit limit. Also, in the months leading up to a mortgage application, you should avoid opening and closing credit accounts
  • Of course, these steps may be easier said than done, especially for a firsttime home buyer.

    How are you supposed to pay down debt and increase your savings at the same time? Often its a struggle to even meet monthly expenses.

    But nearly everyone at least, nearly everyone with homeownership plans can find some economies in their household budgets. And its surprising how often just a small improvement in your DTI, down payment, or credit score can make a big difference to the mortgage deal youre offered.

    So do what you can. But if your financial situation isnt perfect, dont let that stop you. Mortgage programs today are flexible, and you might be surprised at what it takes to qualify.

    Other Va Loan Costs To Consider

    You may pay some closing costs that the VA mortgage calculator does not include, such as fees for the credit report, title insurance, VA appraisal and other services.

    But there are some fees you’ll avoid with a VA loan. The U.S. Department of Veterans Affairs, which backs VA mortgages, prohibits certain charges, including a lender’s fee for attorney services, settlement charges and mortgage broker commissions. The VA also limits the origination fee a lender charges to no more than 1% of the loan amount.

    Mortgage affordability refers to how much youâre able to borrow, based on your current income, debt, and living expenses. Itâs essentially your purchasing power when buying a home. The higher your mortgage affordability, the more expensive a home you can afford to purchase.

    The term âaffordabilityâ is also used to describe overall housing affordability, which has more to do with the cost of living in a particular city. If the cost of housing relative to the average income in a city is high, it will be seen as a less affordable place to live. The two terms are related, but itâs important to understand the difference.

    There are many factors that will affect the maximum mortgage you can afford to borrowincluding the household income of the applicants purchasing the home, the personal monthly expenses of those applicants , and the expenses associated with owning a home .

    Want To Pay Your Loan Off Quicker

    With strong property prices, its not uncommon for people to take out loans extending beyond 25 years. However, with the rise of technology and automation, who knows what the world would look like in a quarter century? Paying extra on your home means your balance is lower today AND your balance is lower tomorrow. The earlier you make mortgage overpayments, the more interest expense you will save.

    Making early overpayments reduces your balance for the duration of the loan. Just take note of early repayment charges . Some lenders allow you to overpay up to a certain amount before prompting early repayment penalty fees. These fees can range between 1% to 5% of your loan amount. Be sure to make qualified overpayments to avoid this extra cost.

    Suppose you want to pay off your loan in 15 years. Your original mortgage has with a 25-year term. To estimate the overpayment amount you need to make, adjust the above calculator to 15 years. For example, a £180,000 loan structured over 25 years will see you pay £56,581.78 in interest over the life of the mortgage. However, if you pay off the loan within 15 years, your monthly payment would jump from £788.61 to £1,182.51. See the example in the table below.

    There is no official credit score minimum for a VA streamline refinance. In fact, the VA doesnt even require lenders to pull credit.

    That being said, most lenders will require a minimum score and a credit pull. Thats because they want to make sure you are not behind on your mortgage, and to verify that you have been generally responsible with other finances.

    Pros And Cons Of Va Loans

    Like any financial product, VA loans have pros and cons.

    Pros

    • The defining feature of any VA loan is that there is no down payment required. There are only a handful of mortgages today that don’t require a down payment the other two are Navy Federal and USDA. In comparison, conventional loans normally require at least 5%, while FHA loans require a bare minimum of 3.5%.
    • There is no mortgage insurance involved, relieving VA loan borrowers of a big expense.
    • Sellers and buyers are allowed to negotiate the payment of fees. Sellers can pay portions of or even all of the closing fees, up to 4% of the loan amount. However, they are under no obligation to do so.
    • VA loans can be used for purchases or refinance on existing loans, and qualified applicants need not be first-time buyers and can reuse their benefits.
    • Typically, both the interest rates and closing costs are slightly lower than other mortgages.
    • Because property appraisals are done by the VA, homebuyers are given some peace of mind that they probably will not overpay for a certain home.

    Cons

    Considering the pros and cons, for anyone who can qualify, VA loans are often the best option. This is especially true for those exempted from VA funding fee and those who plan to put little or no down payment. When comparing the VA loans with another loan, the VA funding fee is the key. Make sure the VA funding fee to be paid is outweighed by the benefits from the VA loan.

    How Do The Interest Rates For Va Home Loans Compare With Those For Other Mortgage Products

    As noted previously, the interest rates for VA home loans are generally quite a bit lower than for traditional mortgage products.     A: There are three ways you can restore your VA eligibility so that you can take advantage of it more than once:

  • Sell your home and repay the VA-backed loan in full. This restores the value of your certificate.
  • Find another veteran who will buy your home, can assume your VA-backed mortgage and can transfer his or her eligibility into the loan, freeing up yours again.
  • Pay your VA-backed mortgage in full. You can retain your home, and your certificate is restored. This is a one-time only option, though.
  • Remaining entitlement and restoration of entitlement can be requested through the VA Eligibility Center by completing VA Form 26-1880.

    Once the loan has been paid in full, there are no restrictions on the use of the paid-off property — it can be turned into a rental property or second home, for example. However, the new property purchased with the VA-backed loan has to meet occupancy and other requirements.

    So if youre able and willing to make a down payment, you may be able to borrow more than the county loan limit with a VA-backed loan. Remember, your lender will still need to approve you for a loan. The lender will determine the size of loan you can afford based on your:
