Whether you’re home sick with COVID-19, the flu, or another ailment, the rules are basically the same: You can’t collect unemployment when you’re out of work due to illness.

Now, that wasn’t always the case with COVID-19. Originally, the CARES Act — the relief bill that was signed into law in March 2020 and put stimulus checks into American’s bank accountsdid offer jobless aid to people who were out of work due to COVID-related illness. But that provision is no longer in place. If you get sick with COVID-19 now, you’re out of luck as far as jobless benefits are concerned.

That doesn’t mean you’re not entitled to sick leave, though. Many employers have a sick leave policy, so it pays to see what benefits you’re entitled to. Your company may grant you a specific number of sick days per year, or you may have unlimited sick time. If, say, you’re entitled to 10 sick days a year and you miss 10 days of work due to COVID-related illness, you shouldn’t see a change in your paycheck.

Even if you’re normally not entitled to sick leave or don’t have enough of it to cover the time you’re out with COVID-19, it’s still worth discussing your situation with your employer. Your company may make an exception to its policy due to the nature of the pandemic. This may especially hold true if you have reason to believe you contracted the virus while at work.

Risks Of Borrowing While Unemployed

Taking out a loan comes with risks for both the borrower and the lender if you default.

Lets look at some of those risks before you borrow while unemployed:

  • Missed payments: One of the obvious worst-case scenarios when you take out a loan without a job is not being able to pay for the loan. Failing to pay back a loan can damage your credit, lead to collections and make an already challenging financial situation even tougher.
  • Higher interest rates: If your income is low, you could still get a loan but its more likely to come with a higher interest rate. Higher interest rates mean higher overall loan costs.
  • Shorter repayment term: If a lender determines that youre a riskier borrower, you may be limited to loans with shorter repayment periods. Thats because a lender is less likely to believe your financial circumstances will change in the short term.

Do You Provide Health Insurance Coverage

If you provide health insurance coverage for your employees, the PPP includes health insurance costs in the calculation of the loan. Keeping employees on payroll will let them keep their health insurance benefitsâsomething that is critical during a global health crisis.

If you lay your employees off so they can collect unemployment, theyâll be on the hook for finding and paying for their own health care coverage.

So What Do You Recommend

It is possible that Congress or the federal Department of Labor will address this issue through amendment or waivers. In the meantime, we recommend that you apply for benefits through IDES, include all your sources of work-related income, including 1099 work. You should receive benefits based on your W-2 work, as well as the additional $600 in weekly benefits provided by the CARES Act. You should then file an appeal with IDES within 30 days of the benefit determination, arguing that youre entitled to additional benefits based on your 1099 work. Ordinarily, lenders cant count unemployment benefits as income. But they may let you qualify when you bring proof of disability benefits to the table.

For this to work, your monthly payments from disability whether they come from your own longterm disability insurance policy or from Social Security must be scheduled to continue for at least three more years.

You can also use alimony or child support payments from a former spouse as income on your mortgage application.

Once again, youd need to prove the monthly payments are scheduled to continue for three more years. You may also need to show proof that you have been receiving the payments regularly during the past two years.

Make sure your loan officer knows in advance whether you plan to use disability, child support, or alimony as income especially if the lenders preapproval process didnt ask what kinds of income you plan to document.

And be sure to search for closing cost or down payment assistance programs in your area. These can help lower your loan amount, making it easier to qualify.

How To Choose The Right Unemployment Loan Lender

Remember, there are plenty of lenders across Canada that can offer you an unemployment loan. However, you might have to look outside of banks and , where requirements can be tougher, meaning you usually need a job to qualify.

Instead, you may need to apply with an alternative lending company, such as a private lender, no-credit-check lender, or payday lender. These institutions are usually much more lenient with their restrictions, as long as you can afford your loan payments. They can also have faster approval times and more adjustable repayment plans.

Do Your Research And Watch Out For Scams

All this said its extremely important to do research and compare a few different lenders in your area before giving away any personal or financial information. After all, one of the main risks associated with unemployment loans is the higher interest rates and administrative fees that may be involved.

Unfortunately, research is also key because alternative lenders are harder for the government to regulate, leading to a larger probability of scamming, fraud, and illegal rates. These predators are either looking to sell you a terrible loan for an unreasonable cost or, even worse, to steal your identity, money, and financial information.

Hold Home Ownership For People With A Long

HOLD is a shared ownership scheme for people with long-term disabilities and is part of the governments affordable housing programme.

Why So Many Lenders Have Lender Overlays On Gaps In Employment

Many lenders have lender overlays on gaps in employment and will require borrowers be employed with the same company for the past two years. Although FHA, VA, USDA, FANNIE MAE, FREDDIE MAC allow borrowers to have had multiple jobs and/or employment gaps in the past two years, many lenders think if a borrower did not have the same job in the past two years that they do not have employment stability and poses risk for the lender. The Numbers That Matter More

Lenders are more interested in your three-digit credit score, which shows how well you’ve paid your bills and handled credit in the past, and your debt-to-income ratio. This ratio measures how much of your gross monthly income is gobbled up by your monthly debt obligations.

Lenders want your total monthly debts, including your estimated new mortgage payment, to equal no more than 43 percent of your gross monthly income. If your ratio is higher than that, you’ll struggle to qualify for a loan. Lenders also view three-digit FICO credit scores of 740 or higher to be excellent scores. Scores in the 700 range will generally net lower mortgage rates and easier approvals.

If these two numbers are strong, that two-year job history isn’t as important. As long as you have enough income to support your monthly payments, most lenders will overlook the fact that you took a new job three weeks ago.

“The two-year job history is a myth,” said Bob Gordon, real estate agent with Berkshire Hathaway in Boulder, Colorado.

Gordon pointed to the two recent college graduates, both with no work history, whom he helped buy homes in the Boulder area. The two buyers hadn’t even started the new jobs they accepted, presenting lenders only with a letter of intent from their new employers. The two also had short credit histories, but they were good histories, with no missed or late payments on their records.

Since your income is one of the main ways lenders can gauge your ability to repay a mortgage, reliable income is essential. That means workers who are furloughed would not qualify for a mortgage if their paycheck is their only source of income.

Conversely, borrowers on temporary leave may still qualify for a mortgage as long as their return to employment is verified. Maternity leave, short-term medical disability and other temporary leave types acceptable by law, according to Fannie Mae, fall under this category.

Borrowers collecting unemployment insurance will typically not qualify for a home loan. “The Federal government has put a lot of pressure on lenders to allow homeowners to go into forbearance — thus giving them time to catch up on their financials, and not having to worry about paying their mortgage during COVID,” Kessler said.

The amount you receive from the PPP wonât be impacted by working and earning incomeâyouâll still be able to receive 2.5 times your monthly payroll cost.

But if you are receiving unemployment benefits and are still partially working, your benefits may be reduced. Check the rules with your state agency to see how much your unemployment check would be reduced if you continue to do some work.
