Nationwide, for example, will let you borrow up to 90% of your propertys value and offers cheaper rates to homeowners making their properties more energy efficient, while Halifax offers further advances that increase your loan-to-value ratio up to a maximum of 85%.
As an example, if your property is currently worth £300,000 and the size of your mortgage is £210,000 , depending on your lenders terms and conditions, you could potentially borrow up to a further £60,000 or 20% of your homes value via a further advance.

If youre looking to pay for something expensive other than home improvements or investment property start by looking at your options where the loan is not secured against your home.
For example, you could:
- take out an unsecured personal loan or other unsecured lending, which means your home isnt at risk

Although in some cases these options might not be as cheap as getting a further advance, they wont be secured against your home.

Borrowing From Your Rrsp
Through Canada Revenue Agencys Home Buyers Plan and Lifelong Learning Plan, you can borrow money from your RRSP without paying tax to buy your first home or pay for education. However, when you borrow from your RRSP, the money you take out of the plan wont be growing tax-free for your retirement and you will have to pay it back.
A Note About Negative Equity
One thing that will stop you borrowing money against your house is being in ânegative equity.â Thatâs where the amount you owe on your mortgage loan is greater than the value of your property. You can end up with negative equity if house prices fall after you buy your home.
Example: Your home was valued at Â£320,000 when you bought it, but its value has since fallen to Â£280,000. You have Â£283,000 owing on your mortgage. Â£280,000 – Â£283,000 = -Â£3,000. So you have negative equity of -Â£3,000.
Youâll need to pay off more of your mortgage or wait for house prices to rise again to get out of negative equity. And then you can have another look at borrowing money against your home.

Is It The Cheapest Way To Borrow Money
Mortgage debt is repaid at a very low rate of interest – which is a good thing – but is repaid over a long period of time , which means that those mortgage payments really add up.
For example, if you borrow £10,000 at 2.5% and repay it over 25 years, youll pay £3,459 in interest. In some cases, it can actually be cheaper to borrow at a higher rate but with a shorter term. A loan calculator can be a good place to start if you want to look at options.

The Lifelong Learning Plan
Tax-free withdrawals from RRSPs are also allowed to support what the government calls lifelong learning. Taking a page from the Home Buyers Plan, you can withdraw up to $10,000 per year from your RRSP, to a maximum of $20,000 over a four-year period, if you or your spouse is enrolled in a qualifying educational or training program .
Withdrawals are repayable to the RRSP over a period of 10 years in equal instalments otherwise there will be a taxable benefit. Repayments must normally commence in the year following the last year of full-time enrolment, or in the sixth year after the first withdrawal, if earlier.
If you do not have an RRSP, you cant set one up and then immediately make a withdrawal under the Lifelong Learning Plan the contribution must be in the RRSP for at least 90 days before you can deduct it from your income. If you already have an RRSP, you must also wait 90 days from the date of any contribution before you can get the deduction and withdraw the funds.
Is a Lifelong Learning Plan withdrawal a good idea? The answer is fairly similar to the Home Buyers Plan. Having to fund RRSP repayments will, no doubt, interfere with your ability to make regulartax-deductibleRRSP contributions. This problem could come at a time when youre in a higher tax bracket than when the RRSP withdrawal was made.

Can You Borrow Money To Make A Down Payment
Borrowing money to make a down payment is allowed, as long as you provide some of the down payment using the money you already have. The rules about where your down payment can come from are straightforward. Lenders require you to provide a minimum amount from your own resources: 5% of the purchase price up to $500,000, and 10% of the purchase price over $500,000.
If youâre wondering if you can use a home equity line of credit for a down payment, the answer is yes. Any money you borrow thatâs secured by asset, such as a loan secured by your home, RRSP, or life insurance policy, will work. However, HELOCâs are tricky for first-time home buyers, as you can only get one with a minimum amount of equity in a home â typically 20%.
Using other resources, like an unsecured line of credit, is only permitted by some lenders after the minimum has been met. That is to say, once youâve sourced the minimum down payment from savings, you may be allowed to borrow from other sources to increase your down payment.
