With as little as 3% down, you can get a Fannie Mae HomeReady loan. Youll need to complete a housing counseling or homebuyer education program to qualify. Your credit score can be as low as 620.

But if your debt-to-income ratio is higher than 36%, youll need a score of at least 720 unless you have six months of cash reserves. The maximum DTI is 45%.

Home Buying Grants From Fannie Mae

Lets be clear. Fannie Mae wont help with your down payment. But, under its HomePath Ready Buyer program, it may give you a grant of up to 3% of your new homes purchase price as a contribution to your closing costs.

And, of course, that indirectly helps with your down payment. Because the less you have to pay to close, the more you have for that down payment.

There are rules, including:

  • You must use a conforming mortgage backed by Fannie Mae and the home must be listed in the HomePath program
  • You must complete an online home buyer education course and submit your course certificate early in the purchase process
  • Fannie requires you to move into the home within 60 days of closing
  • You must not have owned a home within the previous three years
  • This could be worth a lot to the right first-time buyer.

    Just one thing: Youll only get 3% of the purchase price if your actual closing costs add up to that much. A cap means you wont get money back if yours are lower.

    No Down Payment: Usda Loans

    The U.S. Department of Agriculture offers a 100% financing mortgage. The program is formally known as a Section 502 mortgage, but, more commonly, its called a Rural Housing Loan or simply a USDA loan.

    The good news about the USDA Rural Housing Loan is that its not just a rural loan its available to buyers in suburban neighborhoods, too. The USDAs goal is to help low-to-moderate income homebuyers, wherever they may be.

    Many borrowers using the USDA loan program make a good living and reside in neighborhoods that dont meet the traditional definition of a rural area.

    For example, college towns including Christiansburg, Virginia State College, Pennsylvania and even suburbs of Columbus, Ohio meet USDA eligibility standards. So do the less-populated suburbs of some major U.S. cities.
