If you took out a conventional loan with PMI, or a government-backed FHA or USDA loan with a mortgage insurance premium , removing the insurance can lower your monthly mortgage payments.
With a conventional loan, the PMI will be automatically removed when you’re scheduled to reach 22% equitymeaning the principal balance is at 78% of the home’s original value. However, you can request to cancel PMI earlierwhen you reach 20% equity.
If you’re over 20% equity because your home’s value has increased, you may need to pay for a new appraisal and then request to cancel your PMI based on the current balance and value. Alternatively, you could refinance the loan and may qualify for a PMI-free mortgage.
For borrowers who took out an FHA loan after June 2013, the MIP will be removed after 11 years if you put at least 10% down. If you put less down with an FHA loan, or have a USDA loan, the only way to remove the MIP payments is to refinance with a different loan that doesn’t require mortgage insurance.

If youre dealing with or about to deal with financial hardship, you may want to consider applying for a loan modification, said Leslie Tayne, founder and head attorney at debt solutions law firm Tayne Law Group. Job loss or other crises can be a reason for your lender to restructure your loan to make your monthly payments more affordable.
You dont need to be in default in order to make this work however, its often a risky game and not guaranteed, she said. You also may want to take preventative measures by applying for a loan modification ahead of time if you know youre about to take a big income cut or face other financial hardship. Also, you may want to opt to try and work with your lender rather than default and deal with the modification process.
Make 1 Extra Payment Per Year
During any time of the year, its your right to prepay your mortgage. You accomplish this making a second, separate payment to your lender in addition to your regularly-scheduled payment.
At todays rates, making just one extra payment per year will reduce your loans length by approximately 4 years.

Wondering how much a loan officer makes an hour? Or what the average mortgage loan officer salary is?
Well, take note that most loan officers do not receive a base salary, only commission, so they are paid for performance. Sales performance.
The median income for a loan officer in the United States was $63,650 in 2016, according to the Bureau of Labor Statistics . That works out to an hourly wage of $30.60 per hour, which isnt terrible by any stretch.
My assumption is that the number wont change a great deal in 2017 or beyond, not that I would focus on the numbers from the Bureau of Labor Statistics anyway.
A better gauge might be the quarterly reports from a company called LBA Ware, which has a ton of data on loan officer compensation.
They said the average LO produced 51% more in volume during Q3 2020 versus $1.7M per month in the same period in 2019.
And per-loan commission was 106 basis points in the third quarter of 2020, meaning the average LO made over $27,000 per month.
That works out to over $300,000 annually if theyre able to keep that up consistently.
If you break that down as an hourly wage, it could be very high if loan volume is solid and efficiency is high as well .
