Short History Lessons Of Mortgages

Before the subprime mortgage crisis of 2008-2009, just about anyone could get a mortgage . Lenders pushed sub-prime loans on people with poor credit knowing they probably could not keep up with the payments and would default on their loans and lose their homes.

The lending habits were not healthy and this led to a sharp increase in those high-risk mortgages ending up in default. This contributed to the most severe recession in decades. Some have blamed lenders for inappropriately approving loans for subprime applicants, despite signs that people with poor scores were at high risk for not repaying the loan. By not considering whether the person could afford the payments if they were to increase in the future, many of these loans may have put the borrowers at risk of default.

I used to work in the Underwriting Department at SunTrust in 2012, and the criteria they used to determine whether to make a loan is more rigorous.

However, that does not mean that millennials would have a tough time getting a mortgage it is just important to do your research first and make sure youre financially prepared to take on a mortgage payment.

Details Of Florida Housing Market

Florida is known to many as a vacation destination thanks to Disney World, miles of beaches and a plethora of resort towns catering to tourists. However, a large number of residents live year-round in the Sunshine State. Its total population, according to the Census Bureau, is an estimated 21.5 million, which places it as the third-largest state in the U.S.

The state has over 8,400 miles of shoreline, and almost all of its residents live in coastal counties. Florida cities have seen some of the fastest growth in the U.S. The Cape Coral-Fort Myers area, Orlando-Kissimmee, Jacksonville and Deltona-Daytona Beach areas in Florida regularly hit the top of lists for fastest growing U.S. cities.

If you take the Florida housing market as a whole, youll see that the state is recovering from the recession, which led to many foreclosed homes. The state also ranks in the bottom half of SmartAssets Healthiest Housing Markets study, which looks at stability, affordability, fluidity and risk of loss factors.

Floridas largest urban areas by population are Jacksonville, Miami, Tampa, Orlando and St. Petersburg, according to U.S. Census Bureau estimates. Each of this large states cities is diverse and distinct in its own way and has its own housing market dynamics. Take for example, Miami-Dade County, where the median home value is $268,200, according to Census data. Compare that with Duval County, home of the largest city, Jacksonville, at only $166,900.

Income Needed For 500k Mortgage Under The Stress Test

Lets determine the Gross Debt Service for a $500,000 condo using the mortgage stress test rate of 5.19% over 25 year amortization. Your household expenses break down like this:

  • Property tax $256/month ÷ 12)
  • Heating $60/month
  • Mortgage payments $2,927/month

TOTAL: $3,443

With your monthly household expenses amounting to $3,443 this means the minimum income needed for 500K mortgage under the Stress Test is $130,000 per year. This could also be two salaries of $65,000 per year.

$130,000 ÷ 12 = $10,833

$10,833 x 0.32 = $3,447

Expenses $3,443 < $3,447 GDS

Dont forget about any debts, keeping in mind they should not exceed 40% of your monthly household income.

So while the above is how the bank will approach determining what you can afford, below is closer to the income one actually needs to afford a 500K mortgage.

What Is The 28/36 Rule

Lenders may determine your ability to afford a new home by using the 28/36 rule. Breaking it down, the rule establishes that:

  • Housing expenses should be no more than 28% of your total pre-tax income. This includes your monthly principal and mortgage interest rate, annual property taxes, and private mortgage insurance payments .
  • Total debt should not exceed 36% of your total pre-tax income. This includes the housing expenses mentioned above credit cards, car loans, personal loans, and student loans so long as these monthly debt payments are expected to continue for 10 months or more.

In concrete numbers, the 28/36 rule means that a borrower who makes $5,000 a month should not spend more than $1,400 on housing costs every month. If youre a renter, thats the most you should spend on your lease to maintain good financial health.

However, for a homeowner, $1,400 should cover your monthly mortgage payment, as well as homeowners insurance premiums and property taxes.

What Income Is Needed For 500k Mortgage

Lenders will normally take into consideration the following sources of income:

  • Your salary: This is more straightforward if you earn a regular amount paid monthly. It can be more difficult to prove if you are self-employed, earn a proportion of your salary as commission or bonuses or work irregular hours.
  • Overtime/bonuses: Lenders vary in how willing they are to consider income from working extra hours or being paid an annual bonus. Generally, they will require evidence from your employer that this income is guaranteed to continue.
  • Dividends/ interest from investments: Lenders may want to see that the dividend is paid regularly, providing proof that it is stable income. Lenders may require a letter from your accountant to confirm the dividend arrangement.
  • Government benefits: Lenders are happy to consider government benefits when assessing a mortgage application and will look at the amount received as well as the regularity of the payments.

Early Repayment And Extra Payments

In many situations, mortgage borrowers may want to pay off mortgages earlier rather than later, either in whole or in part, for reasons including but not limited to interest savings, wanting to sell their home, or refinancing. Our calculator can factor in monthly, annual, or one-time extra payments. However, borrowers need to understand the advantages and disadvantages of paying ahead on the mortgage.

Early Repayment Strategies

Aside from paying off the mortgage loan entirely, typically, there are three main strategies that can be used to repay a mortgage loan earlier. Borrowers mainly adopt these strategies to save on interest. These methods can be used in combination or individually.

  • Make extra paymentsThis is simply an extra payment over and above the monthly payment. On typical long-term mortgage loans, a very big portion of the earlier payments will go towards paying down interest rather than the principal. Any extra payments will decrease the loan balance, thereby decreasing interest and allowing the borrower to pay off the loan earlier in the long run. Some people form the habit of paying extra every month, while others pay extra whenever they can. There are optional inputs in the Mortgage Calculator to include many extra payments, and it can be helpful to compare the results of supplementing mortgages with or without extra payments.
  • Reasons for early repayment

Making extra payments offers the following advantages:

    Drawbacks of early repayment

What Mortgage Deposit Do You Need For A Mortgage On 500k

For a 500k the mortgage deposit you will need will depend on the mortgage lenders criteria. Different mortgage lenders will each have different mortgage deposit requirements.

You can, of course, increase your mortgage deposit by using a government scheme where eligible.

The table below gives you an idea of the possible mortgage deposit requirement on a 500k mortgage:

    Mortgage deposit %
    25% 125,000

If you have bad credit, buying a non-standard construction house or have anything which may reduce your mortgage affordability then expect the mortgage deposit requirement from the mortgage lender to be much higher.

How Much A $450000 Mortgage Will Cost You

A $450,000 mortgage comes with more than just a monthly payment. Depending on your rate and loan term, you could pay more than $200,000 in interest over the life of the loan.

When buying a home, the potential monthly payment isnt all you should think about especially on a loan as big as $450,000. On mortgages of this size, interest costs can be significant, both monthly and over the long haul, so youll want to be well aware of these expenses before making your move.

If youre planning to take out a $450,000 mortgage, use this guide to understand what costs you can expect to pay over the life of the loan.

Heres what you need to know about a $450,000 mortgage loan:

Factors That Impact The Monthly Cost

Here are some critical areas that will help determine the monthly cost of your £500,000 mortgage:

How long you take your mortgage out for will make a noticeable difference to the payments. A longer term often means smaller payments, but youre likely to end up paying more over the life of the loan. So, to use the example given above, a 30 year term with the same interest rate would reduce your payments from £2,371 per month to £2,108.

This will be crucial to your final monthly payment figure. A higher rate of interest will mean more expensive monthly repayments. Even a small difference can really add up on a mortgage this size. So, again using the example above, an interest rate of 2.5% over the same term would see your payments reduce to £2,243 per month.

When setting up the mortgage, some of the options you can look at are a fixed rate vs tracker mortgage. A tracker mortgage can be a bit cheaper, but your payments could rise in line with interest rates. Fixed rate gives you more stability, but likely a higher monthly cost. You might also be able to get an interest-only mortgage, which would be the cheapest in terms of monthly payments, but harder to secure for a residential property.

How To Find An Affordable Home

Would-be buyers in expensive areas may need to think creatively about how to buy a home. For example, if you live in a high-cost area and are planning to buy a home for your family you can try getting an FHA loan or find a seller willing to do a rent to own.

A rent to own is when a tenant rents the house for an extended period of time and then, after all those months are up they can purchase it. Youll still need to make monthly payments on rent as you would owning your own home but how much is different depending on how many years youre renting the property before the home purchase.

Its often less expensive than buying up front, or you can also find a seller willing to give a private mortgage. Or you may have to look for a smaller home in a more affordable area or a condo.

    What Mortgage Payments To Expect

Yearly Income Needed For 500k Mortgage

If approved for a £500,000 mortgage, youd begin paying back the loan on a monthly basis. For one borrower, that monthly amount might look like £1,200 while for another it could be closer to £3,000. Thats because the terms and interest rates available differ depending on the lender you opt to go with and how risky they perceive you to be.

    Whats A Homeowners Insurance Premium

A homeowners insurance premium is the cost you pay to carry homeowners insurance a policy that protects your home, personal belongings and finances. The homeowners insurance premium is the yearly amount you pay for the insurance. Many home buyers pay for this as part of their monthly mortgage payment.

Lenders typically require you to purchase homeowners insurance when you have a mortgage. The coverage youre required to purchase may vary by location. For example, if you live in a flood zone or a state thats regularly impacted by hurricanes, you may be required to buy additional coverage that protects your home in the event of a flood. If you live near a forest area, additional hazard insurance may be required to protect against wildfires.

    Common Misconceptions About Homeownership

There are many misconceptions about how difficult it is to become a homeowner. Its important to understand the facts before you start and how they apply to your individual situation so that you dont get overwhelmed or discouraged.

If you have less than 20 percent saved for a down payment, you should add PMI to the list of housing costs when youre figuring your budget.

Low income families can get down payment assistance from the government and non-profits. Before you go all-in with your house hunting. Decide if now is the right time for you to buy a home.

In any event, mortgage rates are currently at a historic low, the average rate on 30-year mortgages stood at 3.04 percent this week, unchanged from last week, according to Bankrates weekly survey of large lenders. If youve been thinking about becoming a homeowner, it may be time to take the plunge and buy now before interest rates rise again.

Most first-time buyers have to dip into savings or investments to have enough for a down payment. And if you have or student loan debt, be aware that some lenders may not approve your mortgage application because of how high the total monthly payment is.

Dont wait to start saving for a down-payment on your home. The sooner you begin putting money towards this goal, the easier it will be for you to become a homeowner.
