How Do I Know If I Will Be Approved For A Mortgage

How to Get Approved for a Mortgage

You can usually get a sense of whether you are eligible for a mortgage by looking at your personal finances.

You have the best chance of getting a mortgage approval if:

Your credit score is above 620 You have a down payment of 35% or more Your debt is low You have had a steady job and income for at least two years

Keep in mind, however, that the rules for approving mortgages are not set in stone. Far from it.

In fact, every mortgage loan program has different approval requirements. Lenders can also set their own rules some are far more lenient than others when it comes to lending.

So, if you are unsure whether you would qualify, the best thing to do is to contact a lender.

As a rule, you will receive an answer to your authorization within 13 days free of charge a so-called mortgage pre-approval. That way, youll know exactly what loan program you qualify for and how much to borrow for your home purchase.

What You Need To Qualify For A Mortgage

When you apply for a mortgage, lenders want to know that you have the capacity to repay the loan through a steady income that isnt already consumed by debt payments. They also want to see that you have the credit to repay it, as demonstrated by a multiyear history of reliably making payments.

How Will You Be Penalized If You Break Your Mortgage

If you end up breaking your mortgage during your mortgage term to buy a new home, you may be able to avoid mortgage penalties by porting your mortgage. Porting your mortgage means moving your mortgage with you to the new property. Some lenders have more flexible portability policies than others. One lender may only give you 30 days to port your mortgage, whereas another gives you 90 days. Youll want to ask a lender about the specifics of its portability policy if thats important to you.

How Much Do You Have For A Down Payment

Your down payment affects the amount you can borrow to buy a home and the size of your payments. This will impact your monthly budget.

You must have at least 5% for a down payment if the home purchase price is less than $500,000.

If the home purchase price is between $500,000 and $999,999.99, you must have at least 5% for the first $500,000 and 10% for the remaining amount.

For home prices $1 million or over, the down payment must be 20%.

If you are a first-time home buyer, you can borrow up to $35,000 from your RSP towards your down payment.1

1. First time home buyers can withdraw up to $35,000, in a calendar year, from their RSPs for a home purchase . They then have 15 years to repay their RSP . Find out more about the RSP Home Buyers’ Plan.

If Youre Applying For A Mortgage Its A Good Idea To Start Prepping Your Financial Documents

Lenders will request paperwork for your mortgage application that proves things like how much money you make and your debts. The exact forms you need for a home loan depend on your situation. For example, someone who is self-employed will likely have to provide different forms than someone who is employed by a company.

Although the exact forms might vary, Todd Huettner, owner of Huettner Capital, a residential and commercial real estate lender, says a lender can get a good sense of your approval odds by checking out your recent pay stubs, bank statements, W-2 forms and tax returns.

Huettner says that with these documents, hes able to make a good assessment of the borrower. These documents allow me to tell what they can and cannot do with a very high level of certainty, he says.

Depending on your unique financial situation, here are seven mortgage documents you might need when applying for a home loan.

Do You Get Credit For Good Credit

With high credit scores say 740 or above borrowers are surely attractive to lenders. And yet, some mortgage applicants with solid credit cannot get financing. The problems here can include insufficient down-payment money, low appraisals, and inadequate monthly income.

The illustration below shows the average FICO scores for those who got mortgages in July 2017, according to Ellie Mae. You can see that while its possible to get approved with very low FICO scores, it doesnt happen that often.

What Are The Upfront Costs Of Buying A Home

In addition to your down payment, you will have to pay a range of closing costs when you buy a home, which include an appraisal, title insurance, an origination fee for the mortgage, real estate attorney fees and more. The total will vary depending on what your lender charges, whether youll pay real estate transfer taxes and if the seller agrees to cover a portion of the fees. As youre budgeting for a home purchase, its wise to plan for between 2 percent and 5 percent of the homes purchase price. So, if youre buying a $400,000 home, your closing costs might range between $8,000 and $20,000. Some lenders might give you the option to roll those costs into the loan to avoid paying for them out-of-pocket. Keep in mind, though, that youll pay interest on them if you choose that option.

Can You Get Denied After Being Preapproved For A Mortgage

How To Get Pre Approved For A Mortgage Home Loan

Yes, you can get denied for a mortgage loan even after being preapproved for it. There are a number of reasons this could happen. For example:

  • After preapproval, new negative information could appear in your credit history, dropping your score below the lenders qualification guidelines
  • If you lost your job prior to closing on the loan, youd likely be denied. Thats because the lender can no longer verify youll be able to make your monthly payments
  • Running up too much credit card debt before the loan closes

Basically, anything that significantly impacts your financial picture between your preapproval and loan closing could change your mortgage eligibility.

Also keep in mind that a preapproval typically happens prior to beginning your home search. As such, your new home must also be approved by the lender.

For example, the loan amount cant exceed the homes appraised value. And if youre getting an FHA loan or a VA loan, the new home must meet government safety standards. The presence of lead paint in an older home, for example, could derail the homebuying journey.

Conventional Fha Or Va Loan

The only real debate is whether to get a conventional, FHA or VA loan on the house, but once again, there is a runaway leader.

Conventional loans are any mortgage that is not part of a government program. They account for 64% of the market. They are offered by banks, credit unions, mortgage brokers and online lenders. Theyre popular because they usually offer the best mortgage interest rates and terms.

FHA loans, offered by the Federal Housing Administration, account for 22%. VA loans, offered by the Veterans Administration, account for 10%.

FHA loans are popular because its easy to qualify, you can make a down payment as low as 3.5% and your credit score can be under 580.

VA loans are for active or retired service members and their families. You dont need a down payment and there is no minimum credit score.

How Long Does A Preapproval Last

Many mortgage preapprovals are valid for 90 days, though some lenders will only authorize a 30- or 60-day preapproval. If your preapproval expires, getting it renewed can be as simple as your lender rechecking your credit and finances to make sure there have been no major changes to your situation since you were first preapproved.

Down Payment: How Much Do You Need

Many loans allow low-to-no down payments, including FHA , VA , USDA and conforming .

However, to get a loan with a low down payment that is not government-backed or with income limits for eligibility, youll need to offset that risk with good credit or a low DTI.

Fannie Mae, for example, requires either a 680 FICO and a DTI of 36 percent or lower, or a 700 FICO an a DTI of 45 percent or lower.

Mortgage Pre

The minimum credit scores required to get approved for a mortgage mentioned above usually apply to conventional lenders, such as big banks. These traditional lenders are usually quite stringent about their mortgage approval requirements, including the credit scores needed for mortgage approval.

Thankfully, there are options for bad credit borrowers who are looking for a mortgage to finance a home purchase. Credit unions, trust companies, and subprime lenders are potential sources for mortgages for borrowers who cant qualify with their banks because of their sub-par credit scores. These sources often deal with people who may be viewed as risky to conventional lenders.

Bad Credit Mortgage Lender Risks

It should be noted that if you do plan to apply for a mortgage with one of these lenders with bad credit scores, you will likely pay a higher interest rate than you would if you had higher credit scores and applied with a conventional lender.

Thats why its best to consider taking the time to improve your credit score before applying for a mortgage. That way youll have an easier time getting approved for a home loan and clinch a lower rate, which will make your mortgage less expensive.

Personal Considerations For Homebuyers

A lender could tell you that you can afford a considerable estate, but can you? Remember, the lenders criteria look primarily at your gross pay and other debts. The problem with using gross income is simple: You are factoring in as much as 30% of your paycheckbut what about taxes, FICA deductions, and health insurance premiums, In addition, consider your pre-tax retirement contributions and college savings, if you have children. Even if you get a refund on your tax return, that doesnt help you nowand how much will you get back?

Thats why some financial experts feel its more realistic to think in terms of your net income and that you shouldnt use any more than 25% of your net income on your mortgage payment. Otherwise, while you might be able to pay the mortgage monthly, you could end up house poor.

The costs of paying for and maintaining your home could take up such a large percentage of your incomefar and above the nominal front-end ratiothat you wont have enough money left to cover other discretionary expenses or outstanding debts or to save for retirement or even a rainy day. Whether or not to be house poor is mostly a matter of personal choice getting approved for a mortgage doesnt mean you can afford the payments.
