Which Home Mortgage Option Is Right For You

With so many mortgage options out there, it can be hard to know how each would impact you in the long run. Here are the most common mortgage loan types:

  • Adjustable-Rate Mortgage
  • Federal Housing Administration Loan
  • Department of Vertans Affairs Loan
  • Fixed-Rate Conventional Loan

We recommend choosing a 15-year fixed-rate conventional loan. Why not a 30-year mortgage? Because youll pay thousands more in interest if you go with a 30-year mortgage. For a $250,000 loan, that could mean a difference of more than $100,000!

A 15-year loan does come with a higher monthly payment, so you may need to adjust your home-buying budget to get your mortgage payment down to 25% or less of your monthly income.

But the good news is, a 15-year mortgage is actually paid off in 15 years. Why be in debt for 30 years when you can knock out your mortgage in half the time and save six figures in interest? Thats a win-win!

Geek Out: Equation To Calculate Your Mortgage Payment

Most people use an online mortgage calculator, a spreadsheet or a financial calculator to come up with their principal and interest payment. The actual formula to calculate loan payments by hand is fairly complicated:

M = P /

  • P = principal loan amount
  • i = monthly interest rate
  • n = number of months required to repay the loan

You can get a principal and interest, or P& I payment by using the PMT formula in Excel:

Finally, you can use a financial calculator to calculate a P& I. Enter the three mortgage loan terms:

  • Number of payments . The entry key will be an N or n.
  • Interest rate. Divide the annual mortgage rate by 12 and enter using the I, i or I/Y key
  • Loan amount. The amount of the mortgage loan is the present value entered using the PV key.

Select the payment key or compute plus payment CPT plus PMT keys to calculate the monthly mortgage payment. For example, enter 360 for n on a 30-year mortgage. Next, enter 0.0029 for the monthly interest rate on a 3.5% loan and $100,000 for the amount of the loan. The resulting payment amount should be $449.27.

Want To Pay Your Loan Off Quicker

With strong property prices, its not uncommon for people to take out loans extending beyond 25 years. However, with the rise of technology and automation, who knows what the world would look like in a quarter century? Paying extra on your home means your balance is lower today AND your balance is lower tomorrow. The earlier you make mortgage overpayments, the more interest expense you will save.

Making early overpayments reduces your balance for the duration of the loan. Just take note of early repayment charges . Some lenders allow you to overpay up to a certain amount before prompting early repayment penalty fees. These fees can range between 1% to 5% of your loan amount. Be sure to make qualified overpayments to avoid this extra cost.

Suppose you want to pay off your loan in 15 years. Your original mortgage has with a 25-year term. To estimate the overpayment amount you need to make, adjust the above calculator to 15 years. For example, a £180,000 loan structured over 25 years will see you pay £56,581.78 in interest over the life of the mortgage. However, if you pay off the loan within 15 years, your monthly payment would jump from £788.61 to £1,182.51. See the example in the table below.

Loan Amount: £180,000

£56,581.78 £32,851.43

Why Use A Mortgage Calculator

Mortgage Calculator in Excel

Using a mortgage payment calculator helps you establish a budget before buying a home. Budgeting helps you head off problems and keeps you from getting in over your head financially. If your home purchase will increase your housing costs, for instance, you need to determine where youll find the extra money. What expense can you cut to make your home purchase affordable?

A mortgage payment calculator reveals the different components of a prospective mortgage payment. Those include more than just principal and interest. Youll be paying property taxes and homeowners insurance, and possibly other costs like private mortgage insurance premiums, homeowners association dues and flood insurance charges.

However, a simple mortgage calculator does not incorporate all homeownership costs. Maintenance and repairs often surprise first-time buyers. You can estimate potential expenses with one of two formulas: either 1% of the home price per year, or $1 per year for every square foot of space. To make costs more predictable, consider purchasing a home warranty. Additional hidden costs might include higher utility charges, lawn and yard services, higher cleaning costs and new furniture.

What Happens When You Qualify For A Loan

To begin the mortgage process, youll need to meet with a lender and be prepared to provide proof of:

  • How much you plan to put down on your home

Its likely your lender will approve you for more money than you should borrow. Just because you qualify for a big loan doesn’t mean you can afford it!

A good lender will clearly explain your mortgage options and answer all your questions so you feel confident in your decision. If they dont, find a new lender. A mortgage is a huge financial commitment, and you should never sign up for something you dont understand!

Formula For Calculating A Mortgage Payment

The mortgage payment calculation looks like this: M = P /

The variables are as follows:

  • M = monthly mortgage payment

  • P = the principal amount

  • i = your monthly interest rate. Your lender likely lists interest rates as an annual figure, so youll need to divide by 12, for each month of the year. So, if your rate is 5%, then the monthly rate will look like this: 0.05/12 = 0.004167.

  • n = the number of payments over the life of the loan. If you take out a 30-year fixed rate mortgage, this means: n = 30 years x 12 months per year, or 360 payments.

Whats A Homeowners Insurance Premium

A homeowners insurance premium is the cost you pay to carry homeowners insurance a policy that protects your home, personal belongings and finances. The homeowners insurance premium is the yearly amount you pay for the insurance. Many home buyers pay for this as part of their monthly mortgage payment.

Lenders typically require you to purchase homeowners insurance when you have a mortgage. The coverage youre required to purchase may vary by location. For example, if you live in a flood zone or a state thats regularly impacted by hurricanes, you may be required to buy additional coverage that protects your home in the event of a flood. If you live near a forest area, additional hazard insurance may be required to protect against wildfires.

How Can You Get Rid Of Private Mortgage Insurance

USDA Mortgage Calculator: Here’s how to CORRECTLY calculate a USDA monthly payment

Private Mortgage Insurance is a requirement for most conventional loans, which are non-government loans. You can get rid of PMI by refinancing if your new loan wont exceed 80% of the current property value. Or you can request termination of PMI when your loan balance drops to 80% of the original property value. PMI terminates automatically when the loan balance falls to 78% of the original property value if paid on the original loan schedule. You dont get automatic termination by prepaying your loan. If you have a USDA or FHA loan, the only way to cancel its mortgage insurance is to pay it off.

How Can I Get Assistance Buying A Home

There are quite a few opportunities to get financial assistance with buying a home. If its your first time or if you havent owned a home in the last three years start by exploring the first-time homebuyer loans and programs that cater to your state or city. There are also grant programs, many of which are tailored to help low- and moderate-income borrowers with money that does not have to be paid back. Additionally, you might be able to get assistance based on your line of work. For example, teachers and emergency service workers, like police officers and firefighters, can qualify for the Good Neighbor Next Door program, which lets qualifying individuals buy HUD-approved properties for 50 percent off their purchase price.

Brief History Of Mortgages In The Us

In the early 20th century, buying a home involved saving up a large down payment. Borrowers would have to put 50% down, take out a three or five-year loan, then face a balloon payment at the end of the term.

Only four in ten Americans could afford a home under such conditions. During the Great Depression, one-fourth of homeowners lost their homes.

To remedy this situation, the government created the Federal Housing Administration and Fannie Mae in the 1930s to bring liquidity, stability, and affordability to the mortgage market. Both entities helped to bring 30-year mortgages with more modest down payments and universal construction standards.

These programs also helped returning soldiers finance a home after the end of World War II and sparked a construction boom in the following decades. Also, the FHA helped borrowers during harder times, such as the inflation crisis of the 1970s and the drop in energy prices in the 1980s.

Government involvement also helped during the 2008 financial crisis. The crisis forced a federal takeover of Fannie Mae as it lost billions amid massive defaults, though it returned to profitability by 2012.

The FHA also offered further help amid the nationwide drop in real estate prices. It stepped in, claiming a higher percentage of mortgages amid backing by the Federal Reserve. This helped to stabilize the housing market by 2013. Today, both entities continue to actively insure millions of single-family homes and other residential properties.

What Is Principal And Interest

The principal is the loan amount that you borrowed and the interest is the additional money that you owe to the lender that accrues over time and is a percentage of your initial loan. Fixed-rate mortgages will have the same total principal and interest amount each month, but the actual numbers for each change as you pay off the loan. This is known as amortization. You start by paying a higher percentage of interest than principal. Gradually, youll pay more and more principal and less interest. See the table below for an example of amortization on a $200,000 mortgage.

Understanding Your Mortgage Payment

Dave Ramsey

Monthly mortgage payment = Principal + Interest + Escrow Account Payment

Escrow account = Homeowners Insurance + Property Taxes + PMI

The lump sum due each month to your mortgage lender breaks down into several different items. Most homebuyers have an escrow account, which is the account your lender uses to pay your property tax bill and homeowners insurance. That means the bill you receive each month for your mortgage includes not only the principal and interest payment , but also property taxes, home insurance and, in some cases, private mortgage insurance.

Understanding The Important Parameters Involved Before Using The Mortgage Calculator In Singapore

Before jumping ahead to the calculations, you need to understand the important parameters involved.

1. Loan tenor

Loan tenors for purchases are capped at age 65, or 30 years or 25 years , whichever is lower. Should there be joint owners in the property of varying ages, an Income Weighted Average Age is calculated to determine the combined age of all owners. That said, there is also an option to get a longer loan tenor at the start, by reducing the loan amount taken on the mortgage.

2. Loan Quantum

When it comes to loan quantum, wed have to dive deeper into factors such as loan eligibility, bank valuations and personal preference. The maximum Loan To Valuation or loan amount one can take is always a factor of a borrowers income and commitments, capped at a maximum of 75%.

To determine loan eligibility, MAS states that a buyer has to adhere to MSR and TDSR guidelines to ensure that he/she is not over leveraged. Part of the requirements also specify that the borrowers income is stressed test against an interest rate of 3.5% to cater to potential rising interest costs. At present, as we are in a high interest rate environment, it is important to note that the stress test benchmark rate will increase should interest rates go beyond a certain level. The new stress test benchmark rate lies solely at the banks discretion.

3. Interest Rates

Determining How Much You Can Afford

Financial Leverage & Economic Risks

If you put 20% down on your home that investment is using 5x leverage. If you put 10% down that investment is using 10x leverage. The results of the above calculator can offer a rough idea of max loan qualification, however for most people it is better not to get close to the limit so they have a financial cushion in case of a layoff or a downturn in the broader economy.

When mortgage lenders evaluate your ability to afford a loan, they consider all the factors in the loan, such as the interest rate, private mortgage insurance and homeowner’s insurance. They also consider your own financial profile, including how the monthly mortgage payment will add to your overall debt and how much income you are expected to make while you are paying for the home.

Obtaining Investment Returns

Those who are seeking investment returns will usually obtain higher returns in the stock market & stock investments are much more liquid & easier to sell than homes. Over the longterm real estate generally appreciates only slightly better than the inflation rate across the broader economy. Since 1963 U.S. residential real estate has appreciated about 5.4% per year in the United States. Over the past 140 years U.S. stocks have returned 9.2%.

How Much Can You Afford To Borrow

Lenders generally prefer borrowers that offer a significant deposit. They typically request at least 5% deposit based on the value of the property. If a house is valued at £180,000, a lender would expect a £9,000 deposit. In this example, the lender would be willing to offer a loan amount of £171,000. Meanwhile, some lenders may offer first-time buyers a 100% mortgage with a £0 deposit. However, obtaining this sort of deal usually forces a borrower to pay a much higher interest rate on their loan. This is usually one percent higher than a mortgage that requires a deposit. Consider this expensive trade-off before choosing a zero-deposit deal.

If you know the interest rate youll be charged on a loan, you can easily use the above calculator to estimate how much home you can afford. For example, at 2.29% APR on a £180,000 home loan, it will require £788.61 of full repayment per month, or £343.50 per month with an interest-only payment. If your maximum monthly budget for a home payment is £1,000 per month, you would then divide this amount by the above payments to get the equivalent loan capital. The example is shown in the table below.

Default Calculation

£551,596 £524,016 = £27,580 £240,272 £228,258 = £12,014

If you had £200 in other monthly home ownership related fees, then this might take a renter equivalent of £1,000 down to £800.

What Are The Upfront Costs Of Buying A Home

How to make a Fixed Rate Loan/Mortgage Calculator in Excel

In addition to your down payment, you will have to pay a range of closing costs when you buy a home, which include an appraisal, title insurance, an origination fee for the mortgage, real estate attorney fees and more. The total will vary depending on what your lender charges, whether youll pay real estate transfer taxes and if the seller agrees to cover a portion of the fees. As youre budgeting for a home purchase, its wise to plan for between 2 percent and 5 percent of the homes purchase price. So, if youre buying a $400,000 home, your closing costs might range between $8,000 and $20,000. Some lenders might give you the option to roll those costs into the loan to avoid paying for them out-of-pocket. Keep in mind, though, that youll pay interest on them if you choose that option.
