In this case, you would want to take the standard deduction of $12,550 instead, because an additional $4,350 would be deducted from your taxable income.
Now lets say your mortgage interest is $11,000 and the other deductions remain the same. Your itemized deductions would total $13,200. In this case, you would want to take the itemized deduction, because it reduces your taxable income $650 more than the standard deduction would.
Dont forget: If youre paying someone to prepare your taxes for you, it may cost more to have them itemize your taxes since this requires more work. Make sure you factor in the extra cost when deciding which method saves you the most money.
One of the most important things to know about taking either the itemized or standard deduction is that you cannot take both. You must choose one or the other.

Deferred Interest On Mortgages
Before the mortgage crisis of 2008, programs such as payment option ARMs had low introductory payments for the first 2-3 years, which payments increased significantly afterwards. Mortgagors could choose a 30-year or 15-year payment, an interest-only payment covering interest but not reducing the principal balance, or a minimum payment that wouldn’t even cover the interest due. The difference between the minimum payment and the interest due was the deferred interest, or negative amortization, which was added to the loan balance.
For example, say a mortgagor received a $100,000 payment option ARM at a 6% interest rate. The borrower could choose from four monthly payment options:
- A fully amortizing 30-year fixed payment of $599.55
- A fully amortizing 15-year payment of $843.86
- An interest-only payment of $500
- A minimum payment of $321.64
Making the minimum payment means the deferred interest of $178.36 is added to the loan balance monthly.
After five years, the loan balance with deferred interest is recast, meaning the required payment increases enough so that the loan can be paid off in 25 years. The payment becomes so high that the mortgagor cannot repay the loan and ends up in foreclosure. This is one reason why loans with deferred interest are banned in some states and considered predatory by the federal government. Deferred interest mortgages typically increase the overall cost of a loan and can be a dangerous option.
How Does Deferred Interest Affect My Mortgage Loan
Deferred interest is common in adjustable rate mortgages where the rate increases regularly. Payments are deferred for an initial period or the borrower can just add back some of the payment increases back into the loan when rates adjust higher.
A lot of mortgage brokers suck people in with the idea of a payment cap, a payment amount that cannot be exceeded even if interest rates jump.
The problem is that the payment cap doesnt really protect you from anything. If rates go up and the payment necessary to pay off your loan increases past the cap, that extra money doesnt just go away. It is added back to your loan as deferred interest.
This is the third scenario in the example above, where money is just added back to your loan. Deferred interest on a mortgage can put you upside-down and make it impossible to sell your house without losing money. You may also have a huge balloon payment at the end of your loan.

How The Mortgage Interest Deduction Works In 2022
The mortgage interest deduction allows you to reduce your taxable income by the amount of money youve paid in mortgage interest during the year. So if you have a mortgage, keep good records the interest youre paying on your home loan could help cut your tax bill.

Deferred interest deals are popular on credit cards as well. Yet again, it is a tactical maneuver to entice consumers to sign up for a credit card companys card. The card will often promote a no interest deal when, in reality, it is simply holding interest for a set period of time. If the individual continually pays off the credit he or she used during the period, there is no interest. It is the same type of deal offered by retailers or lenders.
Once the no-interest period ends, the consumer begins to pay interest on whatever balance remains and balances that accrue as the consumer continues to use the card.
Its advisable to carefully look over the terms surrounding a deferred interest card before signing up for one. Companies offering such cards may sneak in additional fees for late balance payments or add back-interest if the full balance remains unpaid during the deferred interest period.
Who Is Eligible For A Reverse Mortgage

Example Of Deferred Interest Mortgage
To illustrate, consider someone who wants to buy a $300,000 home. They have a tight monthly budget, but they believe they are on a good career track and will likely increase their income. A traditional 30-year loan with a fixed 3.42% interest rate on that home would require a monthly principal and interest payment of about $1,067.
To reduce this payment, the buyer may consider a deferred interest loan that lowers their monthly principal and interest payment to, say, $800 for a certain period of time. Payments would then slowly increase over time to compensate for the total interest deferred.
Or, in that same scenario, a balloon payment deferred interest loan might give the buyer $800 monthly payments with the stipulation that theyll have a lump sum due later. For example, they may have to make a $10,000 or $20,000 balloon payment after 10 or 20 years of the loan. The actual amount and timing of a balloon payment will depend on the specific loan terms.
Balloon payment mortgages can be risky and are not allowed with qualified loans. Consider what you would do if you could not afford the balloon payment, nor could you resell or refinance before its due. If you dont think you can manage the larger payment, consider another type of mortgage.

How Does Deferment Affect My Student Loans
Student loan deferment isnt the same thing as deferred interest so I thought I should mention it here before theres any confusion. There are two special programs set up for student loans with one very big difference.

You can see that it is very important not to confuse student loan deferment with interest deferment in other loans. I took advantage of student loan deferment through undergrad and grad school and it was great not having to make payments on the loans. It didnt cost any extra interest and is a great program for students.
Choose A Standard Deduction Or An Itemized Deduction
If you choose the standard deduction, you will not need to complete more forms and provide proof for all of your deductions. Its more of the no questions asked deduction, with a flat dollar amount thats the same for most people. For the 2021 tax year, which will be the relevant year for April 2022 tax payments, the standard deduction is:
- $12,550 for single filing status
- $25,100 for married, filing jointly
- $12,550 for married, filing separately
- $18,800 for heads of households
If you choose an itemized deduction, you can pick and choose from various deductions. These include mortgage interest, student loan interest, charitable contributions, medical expenses and more. To itemize your deductions, youll need to fill out additional forms to list each one and provide records, receipts and other documents that validate them.
Both standard and itemized deductions reduce your taxable income.

Interest On The Mortgage For A Second Home
