All mortgage lenders have their own criteria regarding what is an acceptable source of a deposit, but there are certain forms that are universally deemed to be trustworthy. If you are funding your deposit via one of these means, you will have the widest possible range of lenders to choose from. This increases your chances of getting the best deals with the most competitive rates. Of course, the deposit source isnt the only consideration for mortgage lenders to assess they will also examine things like the propertys loan to value and your credit history.
Proof Of Deposit Explained
The proof of deposit letter verifies that the requisite funds for a large purchase or down payment have been deposited into an account and where those funds come from. As with proof of funds, this document is commonly required when someone is applying for a mortgage to buy a house.
Proof of deposit allows a mortgage lender to see that the borrower has legally acquired the necessary money to pay the down payment on the house being bought. The document also enables the lender to see if the deposited amount is from such a source that demonstrates the borrower will be able to continue paying the mortgage. For example, one-off gift payments or funds acquired through other loans could be a red flag as they are not considered reliable or regular payments in the eyes of a lender. Mortgage companies require borrowers to be able to consistently pay down the loan and not just front the cash for the initial down payment. Thus, the proof of deposit demonstrates the reliability of the borrowers income before approving the mortgage.
Proof of deposit letters also verify that the amount of a check being deposited matches that of the account being debited. The amount written on the check will be compared with the amount on the proof of deposit to ensure the check is good.

House Deposits And Remortgages
If you’re remortgaging, you can use the equity you already have in your home as a deposit.
Equity is the difference between the market value of your home and the outstanding balance left on the mortgage. So, say you sell your house for £250,000, and have £150,000 left to pay on your mortgage, your equity will be £100,000.
Unless your house has gone up in value, you will not have equity when you remortgage from an interest only deal.
Getting A Mortgage With 0% Deposit
Its possible to buy a property with no deposit through a 100% LTV mortgage.
But only a few lenders offer this option and the interest rates on 100% LTV mortgages are very high. This means it will take a lot longer to pay off your mortgage and you will pay more in interest. Your monthly repayments will also be higher which could make life a lot more difficult.

Can You Get A 95% Mortgage On A New Build Home
If you meet the lenders criteria, you may be able to get a 95% mortgage on a new-build home. But youll need to prove you can afford the monthly repayments and that you could do so even if interest rates were to rise.
Sometimes its easier to get a mortgage for a new build. For example, with the Help to Buy: Equity Loan scheme, the government could lend you 20% of the cost of a new-build home. If you have a 5% cash deposit, you could then borrow the remaining 75% from a mortgage lender. Just be aware that lenders participating in the government-backed mortgage guarantee scheme wont offer a 95% mortgage on a new-build home.
If youre buying your first home in London, you might want to look at the London Help to Buy scheme. With a 5% deposit, you can get a UK government loan for up to 40% of the purchase price of a new home. You can then borrow the remaining 55% from a mortgage lender.

Most lenders are strictly against the use of cash for deposits. This is because the capital is very difficult to reliably source, and if it is added to your account it could make all funds in that account untrustworthy. Its best to avoid cash when it comes to funding your deposit.
Any kind of unsecured borrowing is very unlikely to be accepted by lenders because borrowing money to borrow money is an extremely risky strategy. There may be a handful of lenders who will consider you, but your circumstances will dictate the likelihood of being approved.

Loan To Value Explained
Youll see the phrase loan to value or the letters LTV bandied around a lot in the mortgage world.
Its a way of working out how much youre borrowing compared to the total cost of the house. You should be aiming for a low LTV, around 80%
Its worked out using percentages. It might sound complex, but its very similar to working out a deposit.
All you need is your house price, deposit amount, and the amount your mortgage is for. You can work your mortgage out by just subtracting your deposit from the house price. Then, divide your mortgage by your house price, and multiply by 100.
For example, taking our average house price of £250,000 and our recommended deposit for this house price of £50,000, youll have:
Mortgage is £250,000 – £50,000 = £200,000Mortgage divided by house price is £200,000 / £250,000 = 0.8Then just multiply by 100 to get the final percentage 0.8 x 100 = 80% LTV.
Remember, lower LTVs mean better interest rates, but also higher deposits.
Youll need to know about LTVs when you remortgage your house as well, so its not just something for first-time buyers.
What Is A Gifted Deposit Letter
Both your mortgage lender and conveyancing solicitor will require evidence that the gifted money is genuine and legal. A key part of this evidence is a signed Gifted Deposit Letter from the person gifting the money. This letter acts as a declaration from the giver that they are supplying the funds without expectation of property ownerships, any kind of repayment or any claim on the property.
The letter must provide details of both the person gifting the money and the person receiving the gifted deposit. It will also need to be signed in front of a witness.
In order so that you are prepared when it comes to notifying your lender and solicitor that you are receiving a gifted deposit, weve included a list below of what a Gifted Deposit Letter should include:

- The amount of money being gifted

95% LTV is the maximum you can get right now. LTV or loan to value is the percentage of the propertys value thats covered by your mortgage. This means that your mortgage provider owns 95% of your property and you own 5% . The higher your LTV, the more your monthly repayments will be.
If the worst happens and you cant keep up with the repayments, lenders have the option of repossessing your home to recoup their losses. The less equity you have, the less theyll be able to get back so they tend to insist on tougher terms. Thats why the most attractive mortgage deals are offered to those with a lower LTV, for example, 70%.
