You might qualify for a bigger loan with a 30-year term compared to a 15-year term. But it can also be more challenging to come up with a sizable down payment when youre buying a more expensive house.

For example, youll need $40,000 to put 20% down on a $200,000 house. The amount jumps to $60,000 for a $300,000 house. Not having 20% to put down doesnt mean you cant buy a house. It simply means youll have to pay PMI and you may not get the best possible interest rate.

Changes In Mortgage Interest Rates

Most new mortgages are sold in the secondary market soon after being closed, and the prices charged borrowers are always based on current secondary market prices. The usual practice is to reset all prices every morning based on the closing prices in the secondary market the night before. Call these the lenders posted prices.

The posted price applies to potential borrowers who have been cleared to lock, which requires that their loan applications have been processed, the appraisals ordered, and all required documentation completed. This typically takes several weeks on a refinance, longer on a house purchase transaction.

To potential borrowers in shopping mode, a lenders posted price has limited significance, since it is not available to them and will disappear overnight. Posted prices communicated to shoppers orally by loan officers are particularly suspect, because some of them understate the price to induce the shopper to return, a practice called low-balling. The only safe way to shop posted prices is on-line at multi-lender web sites such as mine.

What Is The Cost To Lock In A Mortgage Rate

You wont pay a rate lock fee in most cases if its 60 days or less, though some lenders may charge a fee for longer-term locks that can be applied toward your costs. Some construction lenders offer long-term locks to protect your interest rate while your home is being built.

You may be on the hook for a rate lock extension fee if your lender has to extend or relock your rate because you dont close by your lock expiration date. Be sure to discuss your rate lock period ahead of time to avoid any rate lock extension or relock costs.

What Determines Mortgage Rates

While the Federal Reserve does not set mortgage rates, it can indirectly affect them through the money supply or the existing amount of dollars currently in circulation. Mortgage rates are also affected by Fannie Mae and Freddie Mac and the packaging of mortgage-backed securities which then trade on a secondary market.

In general, mortgage-backed securities are a safer security than alternative investments like stocks or corporate bonds. Therefore, when investors are seeking safety during uncertain times, demand for mortgage bonds typically increases. An increase in the price of mortgage bonds will push mortgage rates downward.

Strength of the Economy

Mortgage rates have historically fluctuated along with the economy. When the outlook is slow economic growth, mortgage rates tend to fall. This is typically a time when inflation is also falling and unemployment rates are higher.

On the contrary, mortgage rates rise when the economic outlook is forecasting fast growth. When this happens we also see unemployment rates fall and inflation rise.

In most cases, a reverse mortgage is paid off with the sale proceeds of the home when the borrower moves out or they pass away. Unfortunately, because reverse mortgages are usually paid off with the sale of the home, homeowners often arent able to get out of the loan or leave it to their heirs when they die. The only way to keep the home is to find another way to repay the loan.

Is A Fixed Interest Rate Right For You

Before you decide whether to go with a variable or fixed interest rate, lets look at how each rate can affect your loan.

Lets say you take out a 60-month $20,000 loan on a new car at a fixed interest rate of 3.99%, with monthly payments of about $368. Your total repayment amount with interest would be $22,094.

But if the loan has a variable rate, and the interest rate goes up, your payments and the total repayment amount could increase. Conversely, if the interest rate happens to drop, you may save money overall.

Choosing between a fixed or variable interest rate may come down to your comfort level with risk. While you may be able to find a variable-rate loan with lower initial interest rates than a fixed-rate option, you run the risk of the variable rate increasing before youve paid off your loan.     When Mortgage Payments Start

    The first mortgage payment is due one full month after the last day of the month in which the home purchase closed. Unlike rent, due on the first day of the month for that month, mortgage payments are paid in arrears, on the first day of the month but for the previous month.

    Say a closing occurs on January 25. The closing costs will include the accrued interest until the end of January. The first full mortgage payment, which is for the month of February, is then due March 1.

    As an example, lets assume you take an initial mortgage of $240,000, on a $300,000 purchase with a 20% down payment. Your monthly payment works out to $1,077.71 under a 30-year fixed-rate mortgage with a 3.5% interest rate. This calculation only includes principal and interest but does not include property taxes and insurance.

    Your daily interest is $23.01. This is calculated by first multiplying the $240,000 loan by the 3.5% interest rate, then dividing by 365. If the mortgage closes on January 25, you owe $161.10 for the seven days of accrued interest for the remainder of the month. The next monthly payment, which is the full monthly payment of $1,077.71, is due on March 1 and covers the February mortgage payment.

    How Does An Adjustable

    ARMs start with an introductory period where your rate will remain fixed for a certain period of time. Once that period is up, it will begin to adjust periodically typically once per year or once every six months.

    How much your rate will change depends on the index that the ARM uses and the margin set by the lender. Lenders choose the index that their ARMs use, and this rate can trend up or down depending on current market conditions.

    The margin is the amount of interest a lender charges on top of the index. You should shop around with multiple lenders to see which one offers the lowest margin.
