How Many Times Can My Credit Report Be Pulled For a Mortgage?

Technically, yes, but it is not a very courteous thing to do and you may be on the hook for costs such as credit-check and appraisal fees from each lender, depending on their policies. Originating and underwriting a loan takes a lot of time and care from several dedicated professionals. Locking rates with a lender implies that you are going through with the loan, which is how they get paid. If you cancel at the last minute, they have wasted their time and that company or lender may not be willing to work with you in the future.

What Is A Credit Inquiry And Who Can Make One

A credit inquiry is a formal request to see your credit report. Also known as a credit check, a credit inquiry is usually made by a financial institution such as a bank or credit card company. Employers, landlords and property managers can also check your credit. And you can inquire about your own credit as well.

The Fair Credit Reporting Act outlines your rights pertaining to your credit report and who can make a credit inquiry. It prohibits accessing your credit report unless there is a “permissible purpose” such as processing your application for a loan or insurance, or with your consent. The FCRA also lists the actions you can take if your rights are violated.

Examples Of Hard Credit Inquiries And Soft Credit Inquiries

The difference between a hard and soft inquiry generally boils down to whether you gave the lender permission to check your credit. If you did, it may be reported as a hard inquiry. If you didnt, it should be reported as a soft inquiry.

Lets look at some examples of when a hard inquiry or a soft inquiry might be placed on your credit reports. Note: The following lists are not exhaustive and should be treated as a general guide.

Mortgage lenders usually rank applicants using an industry-standard credit scoring model known as the FICO score. This model assigns a numerical value to a persons credit risk to a bank. Scores range from 350 to 850.

Mainstream mortgage programs typically have minimum FICO scores of 620 to 680. Government-backed loans are more flexible . And non-prime lenders may let you go as low as 500 with a big down payment and a high interest rate.

Around 65% of the credit score is linked to just two components credit utilization and payment history. That means the percent of available credit that you use , and how often you do pay your bills within 30 days of their due dates.

It makes sense that two-thirds of a persons credit score is tied to these two behaviors. Theyre important ones.

The rest of your score is driven by:

  • The age of your credit history

As long as you keep your credit utilization below 30% and make on-time payments, you should be able to hold your score steady. Having your credit checked while mortgage shopping will make only a minimal impact usually less than five points and shouldnt impact your home loan eligibility.

How Many Hard Inquiries Is Too Many

The effect of a hard inquiry on your credit scores ultimately depends on your overall credit health. In general, adding one or two hard inquiries to your credit reports could lower your scores by a few points, but its unlikely to have a significant impact.

Youre ready to apply for a mortgage loan. When your mortgage lender checks your credit reports will this hurt your three-digit FICO credit score?

The short answer? Probably. Because when a lender pulls your credit after youve applied for a car, mortgage or personal loan, thats known as a hard inquiry. According to FICO, the company behind the FICO credit score, a single hard inquiry could cause your credit score to fall temporarily, usually by less than five points.

The Difference Between Hard And Soft Inquiries

All inquiries that appear on your credit reports fall neatly within one of two categories: soft inquiries or hard inquiries. A soft inquiry does not normally represent a formal application of credit, but indicates that your credit report was pulled by either an existing creditor or a company that wants to make you a firm offer of credit or insurance. They also can include a record of you requesting your own report and requests for employment purposes. Because they are not the result of a credit application, soft inquiries do not affect your credit score.

Hard inquiries normally occur when a consumer formally applies for some form of credit, like an auto loan, a mortgage or a credit card. Newer versions of FICO score offer homebuyers a 45-day window for rate shopping. Whereas older versions of FICO and VantageScore 3.0 narrow that period of time to only 14 days.

But if youve yet to decide on a mortgage lender, it may be best to take a conservative approach and keep rate shopping to two weeks, rather than 45 days.

Do Soft Credit Pulls Affect Your Credit Scores

Soft inquiries wont affect your credit scores. This type of inquiry can occur when a lender prescreens you for a loan or credit card. This might happen if you apply for prequalification for an auto loan, credit card or personal loan, for example. How Rate Shopping Affects Your Credit Score
