The Federal National Mortgage Association , or Fannie Mae, increased the number of allowed conventionally financed properties from four to 10.

However, while you can qualify for more, you may face some challenges that go along with the process of getting up to 10 conventional mortgages. First of all, lenders may seem more cautious about signing off on that many mortgages and see you as a greater lending risk.

You may experience lender reluctance to allow you to get more than one mortgage at a time. You may also face higher down payment requirements, higher cash in reserve requirements and higher credit score requirements. You may also have to deal with higher interest rates on mortgages when you have multiple properties.

Qualifying for multiple mortgages at once can be complicated, but its possible. Read on to learn how to get the job done.

The Annual Salary Rule

The ideal mortgage size should be no more than three times your annual salary, says Reyes.

So if you make $60,000 per year, you should think twice before taking out a mortgage thats more than $180,000. However, if you have a partner, and your combined income is $120,000, you can comfortably increase your loan amount to $360,000.

Thats not to say you should always opt for the most expensive mortgage you can qualify for. If you settle on something below your max, youll have more wiggle room to put money into a savings account or pay for other costs like home renovations.

Will Multiple Mortgage Applications Affect My Credit Score

When you apply for a mortgage, the lender pulls your credit report to help in its decision to approve or deny your loan. This is considered a hard inquiry on your report, which can count against your credit score.

However, credit scoring models take rate-shopping into account and group multiple inquiries together as one if the inquiries take place over a 45-day period. These credit pulls typically stay on your credit report for two years before dropping off.

There will be a record of multiple credit inquiries if you do apply with multiple lenders, but there should be little to no impact on your credit score from those inquiries and it shouldnt discourage you from speaking with multiple lenders until you find the right fit, Anastasio says.

One tactic you could try to avoid dinging your credit too much is to get your free credit report from each of the three major credit bureaus, Experian, TransUnion and Equifax. You can request your reports through AnnualCreditReport.com.

Then, determine which agency has your middle score, and see if a lender would accept your sending that credit report instead of doing a hard pull themselves, Carpenter says. The lender can then use that report to offer you a mortgage preapproval.

Second Fha Loan And Bankruptcy / Foreclosure

If you have been through bankruptcy or foreclosure, you may not qualify for a second FHA loan. The time requirement of 2 years for bankruptcy and 3 years for foreclosure thats applicable for first-time FHA loans is applicable for the second FHA loan as well.

Therefore, you must wait 2 years after bankruptcy and 3 years after foreclosure before you can qualify for another FHA loan. Of course, you must also meet the other eligibility requirements that apply for FHA loans .

Lenders will perform a credit screening of the applicant using the Credit Alert Verification Reporting System and any claims on the CAIVRS report must be removed first to qualifying for an FHA loan.

If during the pre-screening process, the lender finds that your name is listed on the CAIVRS system, you cannot qualify for an FHA until the claim on your credit report is removed.

However, in the case of the following three extenuating circumstances, a borrower may still qualify for an FHA loan even if their name comes up in a CAIVRS report:

  • Bankruptcy filing if the circumstances of the filing are out of the control of the borrower
  • In case of divorce if the party who was awarded the property and assumed payment responsibility defaults on payments after the divorce was finalized
  • In case of loan assumption, if the buyer that assumed the loan defaulted on payments after the sale of the property.

Its a common misconception, but you can actually have more than one residential mortgage. However, lenders will need to see lots of evidence that you use these properties as homes, rather than investments.

Lenders have pretty strict criteria when it comes to multiple residential mortgages. What Are The Risks Of Remortgaging To Release Equity

Remember that you remortgage to release equity, you are increasing your loan. If your home has risen in value then it may not feel that way , but you will still end up paying back more than you otherwise would have, and it will probably be longer before you finish paying off the loan.

If you borrow more than the amount by which your equity has increased, then your loan-to-value ratio will rise. This may result in higher repayments, so youll need to make sure you can afford these .

Bear in mind too that if house prices were to fall, you could find yourself in negative equity. Negative equity means that your outstanding loan is larger than the total value of your home. This is a bad predicament to be in, as it can make it impossible to remortgage, and very hard to sell your home.

Also beware of remortgaging without first taking advice. Rushing into it may mean you are turned down by multiple lenders, which will affect your credit score. Wait until a mortgage broker is confident that your application will succeed.

While the criteria may vary for different lenders, you should generally expect to meet:

  • A minimum credit score
  • A good history of loan repayment
  • A specific downpayment
  • A specific loan-to-value ratio
  • A stipulated interest rate
  • A repayment plan

The minimum credit score requirement varies depending on whether youre going with a conventional loan or an FHA, VA or USDA loan. Also, a lender will expect a loan-to-value ratio, which is how much of the value of the property you want to collect a loan for, of 80% or less.

For example, to purchase a property worth $100, 000, at an LTV of 80%, the lender gives you $80,000 to purchase the property while you provide the remaining $20,000 as a downpayment.

This first mortgage will be your first position mortgage, which you repay with added interest on a monthly installment plan for a specified period of time. For every monthly payment that you make to pay off the principal of the loan, your share of the house the equity increases. Once you pay off the entire loan, the property is completely yours.

Fha Loans Financing Two Primary Residences

The FHA will not approve a new loan for a second home or investment property. The FHA loan program exists to finance primary residences.

Since these loans work only as primary residence mortgages and since homeowners can have only one primary residence borrowers cant have more than one FHA loan at a time. BUt, again, there are possible exceptions.

When you can have two FHA loans at once:

  • Youre relocating for a job thats far away
  • Youve outgrown your current home and have already paid off 25% of its value
  • Youre divorcing, though spouses who keep the house may be able to refinance their homes into their own name
  • Youre a co-signer for someone elses FHA loan

What Is A Home Equity Line Of Credit Loan

A HELOC is just like a credit card. Instead of the lump of cash given to you in a home equity loan you get a line of credit equivalent to the portion of your equity you want to mortgage.

To access your HELOC loan, you may receive a credit card or special checks. An interesting thing to note is a HELOC loan is a revolving loan. This means whenever you pay off the balance on the loan, you have access to the full line of credit again.

For example, if you take a HELOC for 60% of your 50% home equity in a $100,000 property, youd get a $30,000 line of credit. If at any point you spend $10,000 out of the line of credit and pay it back within the time period, you can access the full $30,000 again. And because HELOC loans are not a lump of cash given to you, you dont have to make regular monthly payments until you start utilizing the line of credit.

However, you can only make use of the line of credit during a specified period of time called the draw period. After the draw period, you can not access the line of credit anymore and you have to repay the loan balance in full. If you fail to repay the balance after the draw period, the lender has the right to seize your home.

Its easy to mistake a second mortgage with a home refinance, but they are not the same.
