Just Dont Call It An Investment Property
This housing hack may sound like youre turning your home into an investment property, but technically you arent. By listing the home as your primary residence, meaning you live there most of the year, you can qualify for the lowest mortgage rates such as FHA loans, which require living in the property youre buying.
If its listed on the loan as an investment property, its illegal for the owner to live in it and getting an investment loan on that property would constitute occupancy fraud, says Michael Kaufman, a mortgage broker at R& J Capital Group in Forest Hills, NY. Even if there are tenants in the other units, its not technically an investment property, Kaufman says.
While an FHA loan can require a down payment as low as 3.5 percent, a loan for an investment property can require 20 percent down and have a much higher interest rate because its considered more risky by lenders.
If the home is a mixed use property, such as a building with a store below and an apartment above, thats usually considered a commercial loan, he says. If you occupy the apartment and rent out the store, youll need a lease to give to the lender, Kaufman says.
How Does Rental Income Affect Mortgage Qualification
The quickest and most effective way to get a mortgage with rental income and to prove to lenders that rental incomes exist is by declaring them to HMRC. This is done by completing a Tax Calculation document and full accounts for limited companies, which provides evidence of earnings on rental properties and the amount of tax which is owed.
Can I Use Rental Income To Qualify For A Mortgage
If you have rental income which you can evidence through your accounts for a least the last 3 years, you should be able to use it to help you qualify for a mortgage with several different lenders. You will need to ensure the income is official, and not simply rely on proving it through your bank statements or rental agreements.

I waited for five months to hear back from the bank that they accepted my offer on a rental property: $85,000!
All of my paperwork was completed, the inspection came out better than expected, and the bank was even giving me 2% toward closing costs.
It seemed like the acquisition process was going to be a smooth ride, until a week into escrow, when my mortgage broker called to break the news: The underwriter decided I was too risky to fund the mortgage. I was back to square one and needed to find a new lender.
The next week was a nightmare.
I gave my financial profile to 20-plus institutions and not one of them could guarantee an on-time escrow closing. Luckily, after speaking with dozens of lenders, I found one company that could make the deal happen. I raced the clock to get all the paperwork submitted with the new lender and had to extend escrow two more times before finally closing on the property.
Having jumped through all of these hoops, I vowed that I would never make the same mistake twice. Before I made my next rental purchase, I did extensive research on mortgage financing and took the time to develop a relationship with a dependable local lender.
Looking back on this transaction, I wish someone had shared with me the lesser-known aspects of obtaining rental property loans. Getting a mortgage is rarely an easy process free of hiccups and headaches, but getting a loan for an investment property can be even trickier.
Requirements For A Rental Property Loan
Even though rental property mortgages are quite similar innature to traditional mortgages, there are requirements that have to be met bythe borrower in order to qualify. Forinstance, as of April 19th, 2010, Canadian borrowers need to putdown at least a 20 percent down payment in order to purchase a rental property.

How Do Lenders Verify Rental Income In Your Application
That said, an estimate is not going to be enough to get you approved for a loan. The lender will go through and verify your income, by most likely conducting an appraisal. The appraisal will look at what similar properties are renting for in your area to come up with a projected rental value.
However, your lender may ask for more specifics. If you already have a tenant, your lender may want a copy of the lease, as well as copies of your recent rent checks, to verify that the rent is being paid on time regularly.
In all likelihood, the income from your rental property may indeed be shown as income. You just need to be prepared to prove it by providing the correct documentation.
